Oh dear, this will be expensive. Development in the second row and then also on a slope. I would recommend you fully plan the development costs including foundation (slope supports etc.) before you put your signature anywhere. Get an experienced construction advisor and give them a few hourly wages for a solid estimate before it’s too late. Then add another 20% on top and consider whether it still fits.
We would definitely do that. We are also aware of it. The development is no small matter. But in return, there is a free view into a valley. Unobstructable. Alternatively, the plot at 11 o’clock would also be an option. Same owner.

What do you understand by strong slope position? The access road surely also has a gradient.

Aerial images are also quite helpful. I definitely see buildings larger than 10*11m there.
I estimate the plot to be 50*30m.
