Property search - how to find the best property?

Hello!

I have now registered here in the forum as a "newbie" because I will probably have some questions in the future and believe that I will get good help here.
Now to my problem:
My husband and I are looking for a plot of land for our future house. Of course, it shouldn't be just "any" plot of land, it should meet our (admittedly high) standards...
The question we now ask ourselves is: how do you find a suitable plot of land or who can help with that? Are there agencies for that?
We have of course already found some on the internet, but unfortunately there is nothing on the sites that would fit us 100%.

Edit: Before anyone gives me tips here that I already know... We have already been on immobilienscout24 and haus-xxl. Those are the sites I mentioned above. But as I said, there was always something not quite right with these listings and we are slowly running out of ideas...

Okay, those are already very good tips. But the thing with the "personal contacts" is off the table, we've already gone through all of them... Real estate agents and architects are relatively expensive, I assume. Before we dive into these expenses, we'll probably hit up the city first. And what's the deal with the [Bauträgern]?

My predecessor has actually already mentioned all the important points. Maybe you could also just drive through construction areas and communities near you and look out for gaps in development or place an ad yourself. But honestly, you will probably never find the 100% perfect plot; you usually have to make some compromises (it’s best to create a personal priority list with things you definitely don’t want to do without and things you would be willing to accept).

A developer always sells the house including the [Grundstück].

Through good contacts, advertisements, etc., they buy up the free [Grundstücke]. Sometimes these are also large [Grundstücke] that are uninteresting for regular builders. These are then divided and sold including the house.

Thus, when buying the [Grundstück], you are tied to the construction company.

@Zahnfee Susi: BI is still part of our catchment area, I can provide you with some contacts to developers/architects who regularly work on projects in BI if needed. Of course, it also depends on where you are looking or what you can and want to invest. BI also has considerable land prices in the surrounding area.
