You should also ask yourselves whether your demands are even achievable. If there is hardly any chance, you should adjust your demands instead of searching endlessly and wasting time.

We also wanted a building plot in a good location at a reasonable price. But there simply are no such plots here. So in the end, we bought a renovated older house.

It can also be successful not to look for "pure" plots, but for old buildings that have correspondingly little valuable substance. That means: look for a 50s/60s building with a high backlog of renovation (with a plot corresponding to your wishes) and try to acquire it at approximately the price of the plot. Most suitable for houses that have already been on the market for a long time and have not yet found a buyer because the house is priced too high. Then just make a cheeky offer (=plot value + a small premium for the house). But before the purchase contract, be sure to clarify all legal matters (buildability, demolition permit, asbestos contamination?, etc.), which goes without saying.

This is clearly the more complex and difficult way than buying a pure plot, but with a market like now, it may be rewarded with success more quickly.

Since we (my fiancée and I) have been dealing with this for a very long time, I can only agree with the previous speakers. In my opinion, there is no such thing as "the one" perfect plot of land.

In my view, factors like location, size, and price always play a role. Ultimately, if things like money are important, you have to be willing to compromise.

We have now decided, due to the building plots being too large for us in the new development area, to opt for a building gap with a beautiful view and an undeveloped east/south side, but not quite centrally located in the middle of the city. So we weighed the pros and cons and ultimately decided on this :)

Let's not kid ourselves, the optimal plots were occupied at the latest 60, 70 years ago. We have also weighed many advantages and disadvantages against each other, and the solution that best fits our needs was a relatively centrally located building gap. In today's building areas, you would already have to buy 3 parcels to get enough quiet on both sides (which is only theoretically possible).
