Where would you potentially like to build?

Here with us, all municipal new development areas are allocated according to a points system. Due to demand (there are 10 applicant couples for one plot), you usually have no chance without a connection to the building location, children, and marriage. With a lot of luck, at least a small portion of the plots are raffled off or sold to the highest bidders.

Have you already spoken to the municipality about how they envision the allocation of the plots?

I think you should possibly consider that before your fundamental considerations.

Could you also imagine building elsewhere or is there the possibility to get a building gap privately?

Would a nice condominium be an alternative for the next 5 years? You could easily finance that on your own, you would no longer pay rent in the future (which seems to be part of your motivation), and you would have no risk or damage in the event of a separation.

Always keep in mind, whoever is listed in the land register owns the place. A buddy of mine fell for this. They both built, both were listed at 50%, and shortly after construction she moved out and he had to buy her out for 50%, although she had barely paid in and he had shouldered everything. His equity didn’t really matter. That should have been settled in court. But she was also quite nasty.

If you come in with such different equity, you can also have yourselves entered into the land register at different percentages. That way the arrangements are pretty clear, as long as you are not married or have children. Then it gets complicated anyway :D

Basically, I am a fan of "in for a penny, in for a pound." You start the project together and everyone contributes what they can. You pay more, but maybe she takes care of the garden and house maintenance and thus increases the value of the house. Do you see what I mean? My husband and I also started the project (unmarried) at 50:50, even though I had more equity and income.
However, we exclude the equity testamentary because he still has children from a first marriage who should not receive anything from the equity (the contribution from my parents).

That is of course true. However, even with small(est) projects, it shows whether you are on the same "wavelength".

I believe it’s not the urge to own property that plays a role here, but rather the opportunity. Was everything paid off and debt-free? Otherwise, it’s completely irrelevant, because you own a mortgaged house. What would one get paid out for? There is nothing to pay out. There is now some whispering, hearsay and/or some untruth in it. And as already said: the disproportionate equity can all be regulated by a contract.
