Good day,

we now have the opportunity to apply for a plot of land here.
I would like to hear your opinions on which one you would choose and WHY.

Personally, I would tend towards number 131. Why? I think you are still "a little" more protected there from the potential noise of the fire department.

Brief key data about us:
- Two adults + two children
- Single-family house with a gable roof or urban villa up to approx. 160 m²
- Double garage desirable

I have attached the plots, an excerpt from the development plan, and the textual regulations. North is always at the top there.

However, we are not too hopeful, as there are 300 interested parties for the 14 plots.

I look forward to your opinions.

130-133 have a southern orientation. That means if you want a garden/terrace in the south, you can always see the terrace from the driveway. The entrance to the house and the garage will probably be on the east side. If the garage is to be in the northeast, you will have a long driveway. Our house is connected in the same way, you can live well with it. But you won't find many standard floor plans like that anymore and you have to put a bit more thought into the planning.

However, I see WA I on the plan for the plots. So a single villa (thanks ) is rather unlikely there.

P.S.: What is being built on 128? Depending on that, 143 might be interesting...

I have to find out. I heard maybe a kindergarten. But that’s not a bad idea either. Maybe the 147 is interesting too. The sun should come there in the afternoon, right?

143 and 141 are quite private. Kindergarten is potentially quiet on weekends and in the evening, louder during the day – and that is how it should be. Kindergarten as a neighbor can eventually have a negative impact on resale value. Somehow it is sad how land prices have led to plots being made so small nowadays. In the end, there is an enormous amount of sealed surface and a bad microclimate – especially if the trend of "rock gardens" takes hold.

That is often already regulated (= prohibited) in development plans. However, I find the planning presented here quite ... cramped, rock garden or not. I would probably be most in favor of 142/143/144, despite the kindergarten.

Yes, I don’t think the 147 is bad either. It’s just very small. Compared to the 143, there’s 90m2 less garden. I think you can also ignore the noise from the fire department in your consideration. Whether you’re lying awake in bed at night with 5 dB more or less doesn’t really matter. If they drive off with the siren, you will wake up both in the 143 and in the 131.
