Hello everyone,
we are about to purchase a plot of approximately 1000m2 for the construction of a duplex. The fair division for both parties is difficult due to the special circumstances, so I am hoping for new ideas from outsiders.
The division proposal shown below comes from us; you can see the building envelope marked in purple/blue. We both consider the two halves to be roughly equal in value and would be willing to take the north side (left). However, the building partner now wants a large garden at the back, away from the street. This is certainly a great idea for the southern plot, but as a result, the northern plot mostly loses the southwest garden and the main garden is then oriented to the northeast. We are now worried that we would not only have to give up the nice garden but also accept an overall dark house.
How do you assess the situation, and does anyone perhaps have a creative idea? An east/west division is unfortunately not possible, as neither party wants to be fully oriented to the west side (street).
Development plan/restrictions
Size of the plot: 1000m2
Slope: no
Maximum buildable area with 175m2 footprint
Building envelope, building line and border
Edge development: on the north half a tall hedge runs along the entire length, on the south side a 2.5-story house and two garages (only one shown on the plan)
Number of parking spaces: 4
Number of floors: 2 full floors
Roof shape: hipped roof
Style: urban villa
Access: runs as shown on the sketch; a second/new access would possibly be possible, but would be associated with significant costs and must not affect any of the existing trees.
