Finally found someone capable at the building authority, unfortunately there are no exceptions, so 120sqm of the plot are in no way usable and only cause unnecessary work. All other plots that are not on the edge are out of the question...

: Building differently is not possible, the plot is 23m deep, minus 4m compensation measures and at least 3m distance to the boundary, 16m remain. The house is supposed to be 10x10m, so only 6m remain. Minus walls and slope stabilization, there are only 5m left.

Maybe someone still has a good idea for garden design, I attached a picture. Otherwise, we have to look for another village.

The dashed line is the mentioned 4m boundary...

Did you design the house or an architect? Without knowing your preferences now, but wouldn't an L-shaped building be suitable, meaning a floor plan like an L rotated 90 degrees to the left, possibly with partial coverage of the garage / carport? Just an idea...

The house is designed by the architect, we had also considered an L-shape, but did not find a satisfactory plan...

The garage cannot be built on the boundary?
Does it have to be a double garage? One could also place one crosswise to the south and one to the east.

The building's footprint decreases if you build with a basement ... I would also consider building something elongated, from north to south, to have the garden to the west.

Honestly, I find the city villa with the large garage, not on the boundary, very unfortunate on the plot. The 4m strip has nothing to do with this at all.

Assuming that [planoben] is north.

We would be reluctant to give up the double garage, and next to the garage there will be a carport (keyword tractor and trailer).

A garage facing east is also bad, as I would have to drive completely past the house every time.

Actually, the only option left would be to make the terrace around the corner, since there are still 8 meters of space to the east.

To be honest, this is just complaining at a high level, isn't it? I thought it was about the longer side of the property... but the 23 is the shorter side. Then I don't see any problem or nuisance at all, because many properties are barely 20 meters wide, even with 3-meter setback areas each, so they only have 14 meters available... while you place many conditions on yourself, your house, or your property and rather stubbornly stick to ideas?! By the way, this hedge strip requires less work than a lawn and will shield you well. Who knows what will be opposite in 10 years...

Regarding your garden design question: difficult when you can't see where north is, what your floor plan looks like, and what you would like.

Otherwise, you have enough garden on the left side of the plan. It may not help you much now, but first you have the property, and then you plan the house, there is no BUT –> then you are freer and remain flexible and young in your mind :)
