Project: Single-family house with double garage at the Lower Rhine

after having been reading along and learning here and there since autumn, I would like to take the opportunity to join in now that we have secured a plot.

Thank you very much for starting this topic and congratulations on the great construction project! Great plot, beautiful house, good equipment, reliable partners, we’ll take your house :-).

Jokes aside, but we can also imagine proceeding as you did, planning with architects and then building with a general contractor. You just have to find the right architect and general contractor, and we find that extremely difficult!

sorry for only replying now.

Unfortunately, the name of the GU and architect wouldn’t help you much, since the GU only works regionally (within a 30 km radius) and Mönchengladbach is about 80 km too far away...

Since every GU plans a bit differently, it’s really a challenge to find the right partner. We looked closely at the regional reputation and checked out houses by the GUs. If the GU has successfully completed good projects in the past, the chance that they will handle my own project well is somewhat higher. If I were you, I would keep an eye on current construction projects and simply inquire at the displayed companies if you like what is being built. Order and cleanliness on the construction site already says a lot about the GU. Through the GU, we then found the right architect, and everything came together very well.

Thank you very much for the update. The costs of €535,000 are to be understood in the sense of the mentioned total costs of €500,000 from the initial post?

the €500,000 were still based on the first estimate from the general contractor and his partner companies. After we checked all trades and also used the current 2020/2021 prices, it has increased to €535,000.

In addition, there have been some upgrades in the areas of sanitary, windows/front door, interior doors, etc.

Currently, the groundworks and strip foundations are finished and work is continuing with the floor slab.

At the beginning of 2019, I bought a plot of land in a neighboring village. 1000 m², 90 €/m²,

Now I had to quickly start BORIS BRW to see if and where it still exists.
And lo and behold, it still seems possible.
