Procedure and Recommendation for Construction Supervision / Control

Hello,

my wife and I would like to build. The contract with a general contractor will be signed in about 1 - 2 months. Since one often hears and reads about botched construction work, we would like to hire an independent person to inspect the trades after completion and communicate any defects. Now I have done some research on the internet and found the following:

1. There are some associations, partly nationwide, which depending on who supervises you, may not offer optimal support. You cannot choose the supervisor yourself; the closest supervisor is assigned. -> Costs relatively low, as a monthly contribution is charged.

2. There are some engineers, among them also organized in associations, who offer construction accompanying inspections and monitoring. Here it would be possible to choose an advisor. -> Costs higher

3. An architect. This person is paid according to a detailed fee schedule. -> Costs similar to engineers

But how do I know that the supervisor/architect/etc. understands the subject? If someone has a lot of professional experience, that can also mean that the supervisor works with knowledge from 10 years ago and is no longer "up to date."

What we actually want is someone who:
- Advises us at/before signing the contract on which positions/points should be included in the contract to cover our needs and avoid later misunderstandings and different expectations

- This supervisor should check after the completion of each trade whether it was executed correctly

- The supervisor’s costs should be manageable

- The supervisor should provide independent advice and bring expertise/experience


How do we proceed to find the right supervisor? We have imagined costs of about 3 - 5 thousand EUR. Of course, preferably less, but we also know that certain quality has its price.
Can you recommend someone (person, association, organization) from the Cologne/Bonn area?

No, that would hardly make sense :-)

Go to the website of the Federal Association of Publicly Appointed and Sworn Experts. There you can find the expert suitable for you by federal state and city :-)
