I am only now becoming aware of the extent. You probably won’t get by with just a few L-blocks. That’s going to be a really massive wall.

A prefabricated concrete garage weighs about 20 tons with the contents. You can’t just put that on a retaining wall two meters high.

It’s almost worth stacking two garages there with a door from your garden into the lower room as an external equipment storage. *laugh*

Ivy? Don’t do that. Then your ivy will damage the foreign construction. That stuff can cause more damage over the years than you think. In combination with water and frost in constant alternation, that stuff can blow apart entire bunker facilities.

Since you have more or less confirmed my suspicion regarding the height of the wall, I wouldn’t agree with my signature at all.

But these are just my 2 coins ....

Toxi's idea with the Geräteschuppen does have something going for it.
If it weren't my "beautiful" garden side, it would definitely be worth considering to proceed there
in such a way and with cost sharing.

Keep in mind that you will have to endure the sight for the next decades. The potentially upset neighbors as well. It's a trade-off.

Hello ,

first of all: obtain the building permit from the neighbor, both for the house and the garage.

The "problem" itself can be easily solved – by means of a construction easement. The statement from the building authority that the neighbor must build his garage lower describes only the standard case, i.e., without a construction easement.

His argument that he didn’t fill in the terrain is irrelevant if the city does not approve the filling by the civil engineering office, i.e., does not recognize it as a new "grown terrain surface" or planning height. However, according to your description, this is not to be expected, so the neighbor must subsequently incorporate the complete elevation of his building plot into his building application (also for the house!) if he deviates from the allowable framework (usually 1m without a special building application) in the development plan.

If everything is to remain as it is, you agree to the registration of a distance area construction easement – of course only if the neighbor constructs a perfectly built retaining wall including planting of your choice, additionally there should be a nice vacation included, so 5,000€ cash on hand.

It will probably get quite bad because he will also need a construction easement from you for the (partial) filling of the remaining terrain or alternatively must remove or slope it towards the boundary and possibly his slope must end 3m before (!) the boundary at the maximum permissible height.
