Could be, but it doesn't have to be. With the plot size and BRW, you already get more than €200,000 just for the land. Add an appropriate little house, and €600,000 is easily reached here without too much effort; you quickly end up at €750,000 all inclusive – then the number of interested parties also starts to thin out.

In the end, everyone has to decide for themselves; I am only pointing out, for informational purposes, the contradiction in the seller's logic. Whether you can enforce that in negotiations or find something better for less than €400/m² is another matter.

Depending on the lending value and the bank's approach, the capital for the access path also completely drops out – it is only common property, not buildable, and burdened with easements/restrictions, so for the banks – rightfully so – it more or less counts for nothing, and then you are very quickly at the symbolic value of €1 as already described.

The entire financing therefore must be secured from the building plot, which means nothing else than that you have to invest approximately 66m² * €370 + €74,000/3 = about €50,000 of "dead" equity.

Not everyone has that in their petty cash.

according to BORIS.nrw, the standard land value in the area of the property is €330 and thus already counts as a peak value within a radius of about 2 km. In addition to the points listed by Dirk, it should also be noted that this is a suspected contaminated site. The other notes on the development plan do not improve the attractiveness of the property either. You really need very special reasons to pay such a high price.


Although I am also not in favor of this approach, it has increasingly become common practice in recent years not to designate the development via public traffic areas. Therefore, I do not believe that a discussion with the city will be worthwhile, since the very purpose of these provisions is to relieve the city of responsibility.
