For a combined utility/storage room rather tight with "no basement" (what does the plot say about the latter?).

And another compliment I forgot: finally a house without the sacred cow "attached garage with connecting door" :) :) :)

It is a fairly flat plot of land and we actually do not want a basement. Regarding the garage: a prefabricated garage for 1 car is to be placed next to the house. Access will still be through the front door.

What Gisela "wants" is a case for Horst. For every horse puking in front of the pharmacy, I experience a hundred home builders who misjudge the flatness of their plot. You can find the "11ant basement rule" explained via the forum search. Then you should at least indicate the garage with a thick red line, showing where it might collide with windows along its length. Does a single garage fulfill the parking space requirements? - there are also municipalities with parking space statutes; in this regard, "no development plan" is no island of bliss.

That would be nice. A staircase is exactly THE element that affects the floors.
Shortening it, something like that is not possible. Then it becomes too steep. The required length has to go somewhere. That is exactly why it is designed the way it is in this one plan.

But next topic:

You overlooked what wrote: Knee wall of 1.40 does not allow a cupboard there, by the way not a shower or toilet either. And I’m not writing this to annoy you.
You would probably have to make the house one size bigger.
Where do the 1.40m come from?

You know that this is not a free pass for any type of construction? You would probably have to adapt to the neighboring buildings.
What kind of houses are right next door?

No, not at all. At least not for 5 people + 2 dogs.
We have something around 8.5 for technology and storage (supplies, recycling bags, drinks, cleaning stuff and so on) + 4 sqm in the attic as utility room (washing machine + dryer). What kind of dogs are those? Dog crates, food, accessories... how do you wash now? Ironing laundry, its storage, dirty laundry, where do you iron?

If you want to bring an architect on board anyway, just give him the room program. He will make you something from it that (hopefully) will work. And then you can discuss the floor plan to see if he did a good job or if there are things that could be improved.

Otherwise I can give the tip to reconsider the 2 doors in the probably then tight bathroom when you have three children. You take away storage and movement space. Somewhere you just have to make compromises, although I have to say that I rate two doors rather as a compromise ;)

The 1.40 cm knee wall visually appealed to us. We like sloping ceilings and once visited friends in a house with such a knee wall. Of course, this is inconvenient with the wardrobe in the dressing room, since then a wardrobe can only go on the opposite side, and that really isn’t enough...

Shower and toilet don’t work like that, yes. That’s why I said the T would be rotated. Then it would work. We don’t want the bathroom to be under 13 sqm. I think that size should be suitable as a family bathroom? So would you rather not plan two doors, but only have access to the bathroom from the hallway?

And yes, I know that this is not a free pass. But in the neighborhood here you find everything. From high gable roofs to old city villas to flat roofs (our plot is a building gap). So I assume that quite a lot gets approved here. Especially a usual gable roof house.

I already thought that 7 sqm would be tight. Strange that similar sizes are seen so often in floor plans...?! Without a basement you don’t even know where to put all the stuff. Well, there is an attic, but that’s no option for cleaning supplies, dog stuff, etc. By the way, there are two Labradors.

Not only the layman is often amazed at which "formal similarities" (even if only eaves heights) apparent promenade mixtures of neighboring buildings have, and not infrequently supposedly comparable "outliers" lie diagonally opposite, though in sight, but in a differently regulated area. When you come in with them from the muddy field path, you almost need a utility room of this size just for the shower, the drain, and the boot storage space. Then the washing machine and dryer will have to be stacked, and all the house connection stuff moved elsewhere.
