Hello,
I live in a prefabricated house (single-family house) built in 2017.
Unfortunately, the walls in the house are very thin.
For example, if you put your ear against the wall, you can hear people on the street when they are talking. Or when cars pass by, there is a booming noise inside the house because the exterior wall is probably too light/thin.
The exterior wall consists of 80 mm polystyrene insulation boards, 12 mm OSB boards, 140 mm interior insulation, and 12 mm gypsum fiber boards.
What options do I have to make the construction company carry out repairs?
Would it make sense to have a noise assessment carried out?
I would be grateful for help!
Regards, Theo

If not otherwise regulated in the contract, IDE requirement values of the standard DIN 4109-1: Sound insulation in building construction from January 2018 apply; these refer to the minimum sound insulation in "rooms requiring protection." These are rooms intended for permanent occupancy.

Whether the DIN is complied with can definitely only be determined by an expert. This person could possibly identify a defect.

But what should the company then do for rectification? A completely new facade plus soundproof windows? That would (if feasible) be extremely expensive, so the company is likely to resist to the utmost. Good luck!

Checked the windows recently? What you describe applies to about 90% of houses and does not sound like a defect. The Energy Saving Ordinance is to blame, in the past you could build solidly. Nowadays it's all about thermal insulation...

Or is there a decentralized ventilation system. Also a classic.

As already written before, sound insulation requires mass.

What kind of nonsense is that again?

A house built in "normal" construction, whether prefabricated or solid construction, does not consistently block outside noise inside the house. Some street noise, murmurs, or other sounds will always be heard.
