Prefab house vs. solid house - Please urgently need advice!!

Hello,

we urgently need advice:

We find the prefab house builder HUF very nice. The houses and floor plans are exactly our style (Fachwerkhaus 2000). Unfortunately, the price is also high.

We have already bought a plot of land and now "only" need the right house.

Question:

HUF is something like the Mercedes among prefab house builders. If you have a house built by them themselves in solid construction with some changes, but similar in style, could that possibly be cheaper? Or no chance? Are prefab house builders always cheaper than solid construction?

We would be very grateful for answers!!!

PS: The architect fees (statics, planning, building application, etc.) are excluded, as we have already negotiated these costs with the land purchase since the land belonged to a construction company.

important the Energy Saving Ordinance 2009

Besides money/costs, performance naturally also plays a role. From autumn 2009, construction must comply with the new Energy Saving Ordinance 2009, otherwise there will be no building permit. Some traditional builders will have some difficulties with this.

So my tip is to take the topic of energy costs into account, and here "prefabricated builders" can simply calculate and implement the prices and requirements more easily in the warm garage than on the cold construction site.

Attention; there is a "fixed price" and a total price: Fixed prices are legally allowed to vary by about 15%, often upwards, which can easily amount to up to €40,000. For the prefabricated builder, the total price is "fixed."

Hello, I can only say keep your hands off prefab houses. They do have the advantage that the costs seem to be transparent, but here too the contract is first made and then the samples are chosen (quite a few extra costs can still add up for changes). Prefab houses have really improved a lot in recent years, especially in terms of quality, but they still simply can’t match the lasting value of a solid house. Although, to be fair, many solid building methods have had their problems since the energy saving regulations. For example, the popular brick construction method has problems meeting the required values and at the same time struggles with airtight building envelopes (issue of mold: clay simply absorbs moisture rather than releasing it again, and once a brick is saturated you can grow mushrooms). Aerated concrete fails alone because of poor sound insulation and lack of heat storage capacity (for both you need weight, no matter what they sugarcoat). Today there are systems that combine the various positive properties such as diffusion capability, sound insulation, heat storage capacity and thermal insulation. I built with a wood chip formwork stone in 1998 and can only say top living quality, nice and cool in summer and above all not so muggy in the room and warm in winter. For me it was a kit house, recently they also offer a solid prefab house built with the same system, but prefabricated in the factory and completed within 5 days including interior and exterior plaster, windows, electrical. I have linked the company on my homepage because they are really good and especially were totally reliable in handling, I can only recommend them. Getting information costs nothing. Regards Tomtom

Unqualified answers to important questions

what is this NONSENSE (Tomtom) supposed to be - there are good and bad house builders
whether solid construction or prefabricated parts, both have advantages ...
Much more important; than black or white is:

a) CUSTOMER REFERENCE: just go to a real homeowner who has built with the house consultant and the construction company .. If the "relationship" between the two contracting partners is relaxed, this is a very good sign. and if you can still talk to them alone, = positive

b) what does it all cost: all this with "cheaper is always possible" "how much discount do I get" "bargain only today":
Basic commercial rule: whoever pays little also gets only a low performance .... but super expensive does not always have to be super better. A mix makes it.
That is why there is also a steak in the supermarket for 3 € and an organic steak for 10 €. or for the car enthusiasts: a station wagon new for 8,500 € will probably be built differently than an A4 for 30,000 €. right? what car do you drive? But a house is supposed to give you joy for 30 years.
For the cheapies: just watch TV, there are regularly shows on VOX, ARD, etc. from those who thought that with 100,000 € houses everything is included. even the basement (smile ... ) and that costs 30-50,000 €. that's just how it is

c) LIABILITY / payments / completion guarantee / time etc.

Such a forum should serve factual information and not SELF-PROMOTION!!! and quite a bit has happened in terms of Germany and house building in the last 10 years.

have you ever considered "rebuilding" a Huf Haus with a fit architect?

You will find it difficult to build it solidly, especially where there is almost only glass, because you need a supporting structure.

There is already quite a bit that depends on the region; for example, I recently had a timber frame kit implemented by a smaller carpentry business and was quite surprised how much "leeway" was created.

Complying with the energy saving ordinance should ultimately be in the interest of the builder; after all, programs like those from KfW and BAFA, among others, do not offer incentive programs for free. Considering the life cycle, operating costs will become increasingly important, especially over the next 10 years.
