Plot? Orientation, concerns about the basement of the house?

Hello everyone,

My wife and I have found a potential plot of land for our single-family house. Now I wanted to know what you think about it.

Would you have any concerns that the street ([30er Zone, wenig befahren]) is located to the south? I am thinking about the orientation of the terrace. Apparently, the embankment and the slope will remain as in the photo. Do you have any concerns about the access to the potential garage or the basement of the house? Or do you see any other issues that we currently do not have on our radar?

No, I wouldn’t have any concerns, but everyone has to consider that for themselves. I would simply move my terrace to the west. But personally, even in this case, I would have no problem placing large panoramic windows facing the street/south, so a "daring change from the standard" (terrace = obligatorily large windows) ;)

A tip: when planning a new building in a bare new development area, always keep in mind that the neighbors are planning too. This means: it won’t stay like this; a nice view can very quickly turn into a view of the neighbor’s carport.

I think with the plot - you have to see and say: "YES! This must be the one and no other!" You want to put your house there. A mega investment and then it's nailed down there forever. If you already have doubts about the orientation, maybe it's not the right one after all. Personally, the north orientation wouldn't bother me. You can compensate for that with clever construction. What would bother me more is that the spot is so tiny and the neighbors so close. Then you're constantly watching each other at the grill. Not my thing.
