Plot location with a request for assessment

Good day,

since a buyer did not make use of his three-year building right on the property purchased by our community, he now has to sell the property back to the community. Our community has now offered the properties 48 and 49 (together 698 sqm) shown on the attached sketch to other interested parties and us for purchase.

Actually a residential area, where we have always wanted to move. At that time, we applied for a southwest plot.

From school, I still remember "The sun rises in the East..."

It is clear that the property does not have a southwest orientation... The property has a size of about 22 x 30 meters. The building window starts after three meters and is then fourteen meters long.

Can it be expected that the property will receive enough sun at noon and in the evening? The neighboring houses are one and a half stories high.

I would appreciate your assessment. Because we would need to decide for or against a purchase by the beginning of January.

Why don't you go there in the morning/noon/evening and take a look? Just keep in mind that in winter the path of the sun is shorter. So now you can expect the least amount of sun.

Hello!

Enough sun? How much is enough - and enough for what? Palms won’t grow there ;).

Otherwise: We wanted a south-facing plot - and found out that direct midday sunlight is not necessarily a gift either.

You’ll get some moss in the lawn. Ideal are several sunny spots or the terrace around the corner. For detailed questions, you would need to know both your exact development and that of the neighbors (including garages etc.), since the building envelope is quite large.

And if the midday sun on the terrace doesn’t work out properly, you can make yourself a little spot at the back boundary, for example in connection with a small garden house.

Now you have to decide if that matters to you?!
For example, it’s not that important to me where the sun is at noon (too hot in summer, and I’m not even there during the week anyway....) The main thing is that in the evening in summer I can drink a beer in the sunshine on the terrace :D

The sun doesn't come around the corner at your place until about 5:00 PM. I think it will disappear behind the 54 again around 6:00 PM.
