Plot in View, Which House Provider is the Right One?

Hello everyone,

we have a building plot as a purchase option and are now looking for a suitable provider for a prefabricated or solid house of about 160m2.

While we would have no problems finding an affordable brand when choosing a car manufacturer, we face a confusing market environment with the offers from prefabricated house providers, whose distinguishing features are not clear to us (what is the Porsche, what is the Skoda, what is the Lada among the prefabricated/solid house providers?) Is anyone able to clarify this? So far, we have price quotes well beyond 300,000 euros (excluding additional building costs) from providers such as Haacke or Fingerhaus (turnkey). Are these therefore premium providers or do we always have to expect such (dis)amounts for turnkey buildings? Are there reputable providers that are cheaper? To stay with the car comparison, we don’t need an 8-cylinder, but we also don’t want a "jalopy" that will soon rust away on us..

I doubt that comparable prefabricated houses would actually have been sold for 600,000 DMark 20 years ago... of course the KfW standards are stricter than back then, but where else does this price increase come from?

Is it really a price increase? You must quickly forget converting Euro to dm. I did not earn 10000dm 20 years ago. Do you understand what I mean?

500,000 euros are still a lot of money... it feels like much more money than one would have had to spend in the DM era for a small plot with a prefab house. Do you really have to reckon with 300,000 € for a turnkey prefab house, or which providers are similarly good as Haacke&Fingerhaus and still cheaper than 300,000 euros for 160m2? I can only make an analogy to the car world again, since I lack the criteria for the house world: I’m happy to do without an adaptive cruise control if my vehicle is 10-15% cheaper as a result. What compromises are made with cheap houses?

Unfortunately, not only cars have become significantly more expensive in the last twenty-five years - Golf III back then from 22,000 DM - today Golf VII from 18,000 €. Yes, the car has considerably more safety, comfort, etc., but the same applies to today's houses. What was built as standard back then simply no longer meets today's legal minimum standards.

I am afraid that turnkey (what does turnkey mean? Including painting and floors?) significantly under €2000/m² will hardly be possible anymore in prefabricated house construction. Possibly still in the masonry sector, but prices have increased there as well.

Hello,

in my opinion, solid houses are somewhat cheaper than prefabricated wooden houses. Among the prefabricated house providers, for example, Gussek Haus seems quite affordable to me. However, there are very big differences in the construction descriptions. For some providers, neither roller shutters nor the painting of the roof overhangs are included. Sometimes you think a provider is cheap, although quite a bit is still missing. Good quality has to be paid for as well.
