Hello everyone,

attached are our current plans before submitting the building permit application.
I would appreciate your [B]feedback of any kind, feedback on cost savings, possible errors by the architect/draftsman![/B]
Project: Single-family house with basement, granny flat (mainly for rent 40sqm*11€=cold rent) in the basement, double prefabricated concrete garage + 2 terraces.
Construction method: Prefabricated house with timber frame construction + prefabricated concrete basement + prefabricated concrete garage.
Compared to our , we have:
- mainly reduced the living space by about 25% and thus also the house length and width.
- changed the kitchen and garage to a simple standard shape and standard dimensions for a 6x6m prefabricated concrete garage.
- changed the window design.
- added photovoltaic system + battery storage for Kfw 40+.

Family use. On the ground floor in the living room dad with ground floor office + private PC + rare home office. Separation planned possibly by glass partition.

At first glance square and practical. At second glance, I miss the storage space.

In my opinion, the orientation of the living area on the property is not correct. The terrace on top of the garage is nonsense. The actual garden is at the top of the plan. Why would anyone want to squeeze next to the neighbor's garage by the fence and also be visible from the street? Instead of watching the children playing in the garden, you look at passing, noisy cars when sitting at the table. One of the main accesses to the terrace therefore goes through the guest WC. It hardly gets worse. KO criterion = straight into the trash with the design.

Are the effective ceiling heights clear to you? On the ground floor, they will be about 2.4 - 2.45 m. In the basement, the required 2.3 m for rental apartments will be tight.

What the house completely lacks is storage space.

I have to agree with kaho674 and also say back to the beginning. The EWL would be a complete no-go for me.

Thank you for the feedback, Katja. The main access to the terrace at the top of the plan goes through the kitchen. In the guest WC there is no terrace door, but a window with frosted glass. When children are playing, we stay on the terrace at the top of the plan, otherwise (evenings, etc.) on the terrace on the garage. Privacy screening is also planned. Hardly any street traffic, play street + 30 km/h zone.
