Planning single-family house with approx. 200 m² - Opinions wanted

So, hello again. I am trying here and there to answer a few questions so that you get a better impression of our wishes and ideas. Practicality is important to us, especially with 5 people in the household, in our opinion it is important to find a good compromise between storage space and a beautiful, open design. The generous hallway on the upper floor is there so that later 1. playing can take place and 2. reading can be done in the window seat. In this respect, I see no problem with it not being used. Experiences of other parents prove the opposite. The staircase is now spiral for space reasons, the kitchen significantly larger and the hallway on the right side smaller in favor of the parents' bedroom. The strange wall to the right of the staircase is removed as well as the recess in the entrance area for the wardrobe, which will then be at the end of the room. The door to the kitchen can then open into the kitchen. Many thanks and best regards

I do not understand the passage under the platform stairs. What is that supposed to be? With a sliding door? Close off the stairs and the entrance to the small hallway to the right of the stairs.

I would also reconsider the location of the guest bathroom on the ground floor and how it is likely to be used more frequently by you. Of course, it is practical for overnight guests or when you are in the living room in the evening.

A guest bathroom near the entrance has the advantage that you can quickly enter with shoes on when you just come home from a trip and need to use the bathroom quickly. That the children, when they play outside, don't have to run through the whole house and back just because they need to go briefly. That the person tinkering with bikes or cars can quickly wash their hands. That you can immediately send the dog inside if it is dirty.

That's what the sink in the utility room is for. I find it charming that the guest WC is not next to the front door. I would rotate the stairs by 90 degrees and make them accessible from the entrance hall. With 3 children, there is clearly more peace than with the stairs open to the living area. Sliding doors only help to a limited extent and will probably mostly remain open because the children won't close them every time. You could also assign the hallway on the right to the right children's room and make all three children's rooms correspondingly a bit larger.

Hi,

the floor plan has been slightly changed so that the corner of the house on the ground floor is a bit larger and thus the children's room 1 upstairs grows. Furthermore, the sliding doors are gone. The staircase should not start in the vestibule, as cold air would always rise there. Ventilation heating is still planned. Also, the children could sneak away unnoticed.

Especially because of coming home dirty, there is now a sink in the utility room, which we find more sensible than only in the bathroom; in the utility room, the running clothes can go directly into the laundry and the rubber boots into the cupboard. And yes, the sink in the utility room is directly for washing hands after coming home.

Most people don’t want the teens + friends to always have to go through the living room. But understandable with small children.
