I cannot confirm that, we have it exactly like that. Houses are very well insulated nowadays and temperature differences are hardly noticeable/possible unless you keep the front door open all the time. ;)

Physics says otherwise, cold air spreads out at the floor and does not rise. I have the staircase directly next to the front door and when we once had the front door open for more than an hour, it was a bit cooler in the entire open area on the ground floor, whereas one floor above the warm air remained unchanged.

You say the wall next to the stairs is going away? Then you have an unobstructed view of the bathroom door from the sofa? Visitors don't appreciate that. I don't find the situation with the stairs/access to the bathroom, office/dining/living room nice at all. It's a mess and neither fish nor fowl. What did our daughter say the day before yesterday about the house we bought, which has a standard floor plan with stairs in the hallway but is quite large and open: "You don't really think about how loudly a little girl stomps down the stairs beforehand. You also want to have some peace as parents at some point."

Draw everything into the utility room. House connections, the complete building technology including space for technicians and the regulations for distance protection, laundry collectors, drying racks, etc. I don’t see any rubber boots in the cupboard there. It all rattles together. The walls are nice and empty, you see neat cupboards and shelves and then protection, house connections this and that. A sink near the front door is great, but I also like the separate guest toilet. I stick to it - and I don’t know anyone who uses the play corridors - visually great, practically no (Lego bricks are painful and it’s traffic space) or someone reading with 3 children playing - reading aloud excepted.
