Lots of (expensively paid for) living space and no room.

Why do you need such an expensive balcony at the bedroom? How often is it probably used? Once a year for one hour?

Did an architect seriously do that?

Oh, I see. I had assumed an architectural drawing with a focus on professional building surveying.

Well then... off to the architect!
