Planning of multi-family house 1200 €/m²

Hello,

so, analogous to our previous single-family house, the planning for the multi-family house is now starting. The title was again provocatively chosen identical to the single-family house thread.

So far, an old carpentry workshop has been purchased which is to be demolished.

On 16.2, the already submitted preliminary building inquiry will be discussed in the municipal council. The question was the development with 3 full floors and a flat roof.

At first consideration, I found a floor plan that I like relatively well and whose dimensions almost exactly fit.



I am still unsure about the elevator, whether it is really worth 30k to me (offer from Kone). Possibly, provision of the shaft for a later installation, in case an orientation towards accessibility would be necessary. The toilets would be thrown out for cost reasons.

oh come on, why tear it down. It still looks nice, just a bit of paint and rent it out :p

Are you really staying that much further away from the border (in front) with the new house and it’s still going to be that big? And will it actually be 6 residential units? How big is the property? And how do you get to the rear parking space (drive all the way around the house)?

I don’t know currently how the subsidies are, but I still believe that a multi-family house with KfW40 and small residential units is basically a cash machine if you don’t build too expensively. Ever thought about a shed roof and a lot of photovoltaics (for the big heat pump)?

What kind of technology are you planning to install? It’s definitely something different than your single-family house ...

I have to provide 1.5 parking spaces per residential unit, which is why I have to keep away from the boundary.
The rear one can be accessed through the adjoining road.
For KFW 55, that would already be 8x18k = €144,000 in funding.

The plot has 650 m².

The building services will probably be decentralized fans + 2x 7kw Panasonic monoblock cascade.

I am still not sure about photovoltaics because the funding is so low and selling the electricity to the tenants is not supposed to be that easy.
My roofer said a concrete flat roof would be the better alternative compared to a slightly pitched flat/shed roof.
But it also depends on what ideas the municipality has here. They have the authority here, according to the caseworker at the UBA.

This time the building application will be done by the structural engineer of my single-family house at the usual low price. Fire protection will be added on top.

Building can be fun - or? BtW ... is the third house (then high-rise?) already in planning ;) ?

In fact, the third house is already in planning. But that will be our next single-family house in a better location than the previous one.

Three days ago, out of curiosity, I placed ads for apartments in our rural area to determine the demand. At €7.5 /m2, I have received 50 inquiries so far, having only posted on Ebay Kleinanzeigen. The distribution was half and half between 50m2 and 75m2. According to Destatis, there will be more single households in the future, which is why I think smaller apartments will have better chances then.
