I don't want to do advertising, so no names - you can get them via private message: Our prefabricated house manufacturer only works with independent architects. The provider always has phases I to III carried out by external architects (meaning the customer can choose where to go). Accordingly, you can also go to this provider with your plans.

Hello,

I would recommend the following procedure: Choose a prefab house provider you trust (whether solid construction or timber construction does not matter here). Discuss your desired house with them and ask for an offer – a flat fixed price with all requested services. When a customer comes to me and wants such an offer, we agree on a planning fee which becomes obsolete if the order is placed. If the customer does not build with us and has the planning done by a competitor, this planning fee becomes due and they can use the design.
At this stage, it is not about a complete planning, but about a design.

The provider or consultant who does not agree to this might not be the right partner...

Correct. The draft – as long as it does not involve difficult conditions at the property – is usually free of charge for the vast majority of reputable providers.

Hello construction expert,

by the planning flat rate (somewhat grandiosely expressed) it is meant that when a prospect comes to me and does not want a house from a catalog of 100 houses, I of course sit down with him and work out a design together with him. It is drawn in the CAD system and also revised again upon request, and finally calculated. The prospect receives a finished flat-rate offer and an individual house drawing 1:100 with floor plans and elevations / section. With these plans, the hopefully future customer can also go to a competitor and get a 2nd or 3rd ... offer, no problem on my part.

For this, a security fee of €500 is charged. If a contract is concluded, this flat rate is waived. If no contract is concluded, the flat rate becomes due. The prospect who is not willing to pay €500 for this service is not my right partner in this case.

If a customer comes with a finished (executable) planning, this would of course be calculated free of charge...

This is new to me, so far it was always free; at least from the main office. From this procedure I infer that you make your decision on the consulting effort based on the willingness of a prospect to invest money for a planning assignment.

...whether it would have been worth 500 euros to me, I probably would only know afterwards...
of course, it's difficult at the start of the conversation to decide whether the other party will put something useful on paper that suits us and thus the risk exists that 500 euros are lost.

Currently, we are considering whether to go with or without an architect. My budget says save.
After deducting all incidental costs and the necessary new kitchen, etc., about 325,000 remains for the house with double garage. Hmm.
