The problem is always the same: only one's own questions are asked and seen, but at the same time, one never deals with other people's threads in the forum. Thus, they do not acquire any knowledge about the other areas. It is posted here every day how a financing could work. It is also posted here every day to what extent GÜ or architect, which costs, etc. One has gladly answered here for years, and sometimes it can become very amusing when one is enlightened about how emailing works and that somewhere on the net there is a utility cost statement. By the way, the detailed utility cost statements are available here in the forum, you can now search for the link, Easter is coming soon :P

Yes, I’ll be searching until Christmas, I haven’t found a nice list. Do you have the link handy?

In my opinion, the discussion lacks any basis anyway. So far, I haven’t found anything that shows any structure or planning. What kind of property is this? Do you need a soil survey? Is gas, electricity, water connected? What kind of heating system is considered? Sloped site? Etc.

No matter how you label the costs – the bills have to be paid. Kitchen and carport are supposed to come with that little capital? That’s a joke!
Here is a list with just invoices (no claim to completeness) that we paid one after another during construction, which were NOT included in the house price. The entire shopping list for the electrical work done by ourselves is not shown because it would have had over 50 lines.
Admittedly, we had high additional costs because we had to partially develop the property. But maybe you’ll get an impression of who constantly has their hand out and where you have to expect extra costs. We alone paid 2000 euros for the move and that was just 70 km.
And if you now say yes, I don’t have all these surcharges because I only go for standard everywhere, then you should take a close look at the standard at your bargain suppliers. Some things might be completely omitted – for example floor slabs or similar. Then you’ll be in trouble when it’s time to start.

All in all this list amounted to 107,000 euros for us, with the property costing 35,000 euros. So 72,000 euros just fees, development, surcharges, own labor and frills. Painting was even a gift from Daddy – that’s quickly another 4000 euros gone if you don’t have a Daddy...

Oh, I just noticed that terrace and path are also not included in the 107 TEUS. Electrical work done personally amounted to 4800, by the way, since that is generally included in the offer. But I would also check how many sockets would then remain. An extra charge of 10 TEUS is not uncommon - unless you do it yourself.

just go to the homepage on the topic of construction costs... the post by Bauexperte is pinned at the top and always found first in this topic.
