Yes, something like that is feasible in Northern Germany, but only because there are actually people here who believe they can get a decent house for that price. After all, the price differences are only due to profit margins... But there are also plenty of companies that explain this exactly like that to the customers. I regularly meet people here who worry more about their next smartphone than about their house. It's just 4 walls and a roof after all, what big difference can there be...

Even in the North, at the end of the day (taking into account fittings and other additional costs) you won't get anything decent under 1500,-/m2 of living/usable space (not according to the Wohnflächenverordnung) and you don't need to think about a proper energy-efficient house there either.

PS: I have personally sat down with 80% of the jokers and had them offer me the bargains. Even I, as a house seller, still don’t know what you actually get after reading the specification because it simply isn't stated! Interestingly, the prices per m2 for tiles are now being set quite high, because seriously many interested parties then think: High-quality tile = high-quality house. With about 35m2 of tiles included, that’s a brilliant idea...

Since he is talking about usable floor space, probably including the basement - however, you are counting the usable floor space there. Of course, this is a rough estimate, but how else? No one can say what kind of company / craftsman etc. you get. If you look at the system house providers (with reasonably good equipment), you always end up around €1400-1600 / m², even in Lower Saxony (last year I simply converted all houses from Elma and Viebrockhaus into price per square meter - Elma somewhat cheaper than Viebrockhaus)

No, that's not what I mean - I'm happy if we can get a better deal. Have "xxx" calculate everything completely for you - including underfloor heating, roller shutters, possibly solar, more sockets, painting work, etc. - I just think you should be skeptical. We were with Elma and also had a base price for the house at €1,224 and ended up at €1,514 in the offer. Elma makes about €30k profit per house - of course, they also have marketing costs etc. By the way, I'm happy if you post concrete offers here - we are currently still looking for a BU, or waiting to get some feedback at some point.
