Plan a new building that looks like "Schinkel" or "Persius"

Yes indeed, it looks very good and surely fits perfectly into the [dortige Gegend]. So I am not the only one who thinks such things are great.

Such buildings are abundant in Potsdam and the surrounding area. Personally, I don't like them and they don't look particularly good either. But that's just my personal taste.

However, this does indeed seem to be the case that I would personally exclude, namely a new development area. But I do realize that plots are not lying around on the street waiting to be picked up...

Yep, Potsdam Bornstedt.
Standard land value 650 €/m² (plot is about 700 m²), when the house was built (2013/14? Photo is from spring 2016) less than half, more like a third.

At these prices, you really get dizzy. Especially since there are also additional costs. I wonder whether this will go on forever, or whether this bubble will eventually burst. In the future, the standard land value will also be included in the property tax. This means: even if someone has no intention of selling anything because they use it themselves, they will increasingly be asked to pay up, just because there are some people in the world who apparently are willing to pay any price for land in Germany. And then you also have to assume that the single-family house as such will be classified as "politically undesirable" in the medium term...

In return, my family has a huge plot of land in Berlin, with which we can practically do nothing else but mow the lawn, because the buildability ends immediately behind the existing buildings.

What exactly do you dislike about them? That they weren't executed well enough, but rather in a half-hearted way? Or that one can immediately tell the designer did not understand Schinkel’s design language? On the other hand, I wonder: If you are one of the lucky few who own a beautiful property in a good location in Potsdam – how should you build there instead? Nowadays, you also have to think about energy and ecological balance, so the roof should be designed to integrate photovoltaics well. But you also have to build to withstand hurricanes, so a green flat roof with tilted photovoltaic modules placed on top is not a solution, because it will get blown away, whereas a roof with a 20-degree pitch and integrated photovoltaic modules will hold in most cases. And that brings us precisely to Schinkel’s design language. Matthias

Your wish is old news, we already had that here in October 2018: and otherwise you can look at Vogel Architects in Berlin or Stoeter Villas.

Both architects really create great villas... unfortunately it was beyond our budget. So we preferred to plan and realize it ourselves.
