Dear professionals!

I am moving soon into a ground-floor apartment where parquet flooring has been installed throughout. The new building is 3 years old.
In the living room and bedroom there is an unpleasant sweetish smell coming from the floor.
The parquet is partially damaged on the floor, see photos.
Can a professional tell whether moisture from inside or outside is to blame?
I wonder if the moisture comes from below/outside, or if the previous tenant simply let his dogs pee everywhere.
Any ideas/suggestions on how to get rid of this smell? I don’t care that the parquet looks like this, there will be furniture/rugs anyway, I only care about the smell.
Unfortunately, sanding is not an option because the property management is unwilling to contribute.
Thanks in advance for all expert opinions!

Facts:
-The apartment is on the ground floor with access to the terrace
-The parquet is in the living kitchen (15 sqm) and bedroom (15 sqm)
-The previous tenant had two dogs
-Property management is not interested in maintenance
-I painted with nicotine blocking paint to rule out that the smell comes from the walls

Hello "Miriami".
In the parquet, planks with varying amounts of sapwood, visible knots, and differing cuts of the trunk were used.
It apparently looks "wild," but it is considered a "rustic" or "lively" grading.
There are no signs of exposure to increased moisture, which can ultimately also be seen from the end joints of the parquet planks.
Whether the dogs urinated there can possibly be assessed by the odor tendency in the room.
A sweetish smell at least does not indicate such animal impact in the past.
And a sealing layer on a wall plaster does not protect against emissions. Without any doubt.
In a legal dispute years ago, I had a case where several tomcats urinated on a carpet during the rental period.
The stench, otherwise indescribable, had also settled in the pores of the wall plaster.
At that time, I recommended removing the entire wall plaster and reapplying it.
Therefore, my recommendation: leave the parquet floor as it is.
And try to find out through intensive ventilation whether the odor tendency reappears in the known intensity afterward.
Then it could indeed be assumed that the odor constantly comes from some building component.

Thank you very much for your reply! I am just puzzled that it does not look like that in the adjacent apartments, and also that in the apartment on the ground floor it only looks like that in certain places, especially near the terrace doors ..

Well, it must be some kind of moisture damage. It could also be that there were plants there at some point and water was able to soak in for a longer time. Honestly, it looks exactly the same in a few (significantly smaller) spots in my apartment. However, I do not have a sweetish smell. It cannot be ruled out that maybe some juice spilled there as well and was able to act for a longer time. Try using an odor-binding agent. For example, spread baking soda with a damp cloth. Do not let it act for long so that the floor does not suffer (further) damage, better to repeat it more often.

I have now looked through the pictures three times and could not detect any damage that would deserve to be called such.

How a dark discoloration at the joints occurs (can occur) was already explained in another thread.

Otherwise, the proximity to the patio doors leads to the following (not exhaustively listed) possible sources of annoyance:
Entry of:
• increased light (not everyone likes it, the floor may be "willing to change")
• dirt (footprints)
• increased moisture (from "feet" or if it is the weather side and "threshold-less," also gladly directly through the door)

P.S. The pictures are of manageable quality, opening them in a separate window and zooming in on them brings exactly nothing – unfortunately.

I am aware that the rental housing market is quite tight, as is the used car market, by the way... But... would you go to a car forum with the question "I’m about to buy a used car, it makes strange noises??" What advice would you get other than "Hands off, keep looking!"?

It’s a rental apartment, nothing that is already there when you move in belongs to you. Therefore, it’s not even your job to waste your time searching for causes of odors in a forum? Even if the cause is identified here... you tell your landlord and he will probably say "Why? We viewed the apartment, everything was fine then? I’m not doing anything. Otherwise, you have to find something new, I have more than enough interested parties..."

This is not meant to be harsh at all... but with a rental apartment, especially when they are scarce, you have to take the apartment as it is. By the way, I know the problem, we also rented a place 8 years ago that we had to significantly improve ourselves with our own work before moving in. Nobody thanks you for that, on the contrary. If you make changes to the structure, the landlord can even respond with higher rent. For changes/work on the flooring you have to get written permission anyway that you are allowed to make such changes...

Always remember: You are a tenant... it doesn’t belong to you, you are only using it.
