Additionally, another perspective on panoramic windows / large window surfaces even on smaller plots. A smaller plot often means, due to floor area ratio and building boundaries, a smaller house with smaller rooms. Here, well-placed, large window surfaces can also help to open up the rooms and visually bring the garden into the living spaces. In other words, make smaller rooms feel larger. Therefore, I do not see it as the case that large window surfaces only make sense on huge plots. And [Raffstores] help against views, letting in enough light but keeping the view outside. They are also recommended for sun protection.

And on the topic of cold drafts in front of large window surfaces, another experience. I sit on the couch right in front of a fully glazed window front - south-facing living room. There is no exterior wall, just windows. There are no drafts, and no cold radiation is noticeable - and I am known as an official cold-sensitive person. Since it is a rental apartment designed as an investment property (still), standard triple glazing has been installed here. I think it depends here - as so often - more on the person who installs the window, less on the size of the window surface in general.

If you build with a general contractor or, even worse, a building trustee, I can believe that. If you specify it yourself, you will find that the extra cost does not have to be that high, if it exists at all. At least that was the case with the general contractors we had asked back then before we ended up with the architect. We quickly got the impression that the “additional package exterior blinds” was overpriced - similar to the classic case of extra sockets with the electrician. Whether this experience can be generalized? Who knows...

I’ll write to you about it on the weekend once my wife has cleared the office. We have an approx. 36 sqm glass front, which definitely creates cold and draught sensations, but the heating costs don’t change significantly.

In summer, it is important that the glass front is well shaded. In our case, the glazing is also on the west side. We have no temperature problems in summer. Even without air conditioning, the temperature is just as bearable as in houses without large-area glazing.

In winter, the indoor temperature during the day is a real gain. As soon as the sun shines, it doesn’t matter what the outside temperature is, the whole house is warm. In the evening, it becomes very noticeable when the sun goes down and night falls. In the area of the glazing, there is a clear feeling of draft and radiant cold. This can probably be controlled with elaborate convector radiators on the floor; we don’t have these – I would probably do without them in the next house build, as long as the couch is not in that area. You can endure it well.

Costs: The glazing is usually done in a post-and-beam construction. The profiles and the glass should be well insulated. We have Wipro, which is ME good and inexpensive. Roughly, I would estimate 1000 euros per sqm including an opening for access to the terrace.

What you pay extra for heating costs at night is saved during the day. Our heating costs correspond to the standard and heating behavior.

Advantage: the size of the daylight incidence times the living atmosphere is significantly friendlier. Would I do it again: probably yes
