Painter and tiler evaluation

Hello everyone,

I hope I am in the right subcategory of the forum, I am requesting a brief feedback on the assessment of 2 trades, painting and tiling.

The house has a ground floor and 1st floor, approximately 160 sqm, concrete stairs. The general contractor is doing the screed and the walls are category C2.

Now I have the following offers from the subcontractors for

Painting work:
- Upgrade to C3, painting fleece, double coat (white), cost 17 TEUR, all materials etc. included, fixed price

Tiling:
- Area approx. 145 sqm including concrete stairs, excluding tiles, entire house 60 x 120 tiles, including all materials, finishing strips, etc. Bathrooms are already included through the construction contract with the general contractor. Cost approx. 11 TEUR, fixed price

Frankly, a large part would be without invoice in each case. I ask for feedback on whether this is realistic or beyond belief. The subcontractors have been working with the general contractor for almost 20 years, the construction management even recommended them.

Ceilings included as well? Joint connections? Ask specifically about materials. Painter's fleece with at least 120g. Quality of paint? If yes, I find the price OK. But no more than that. It is advisable to obtain further offers.

Hi,

thanks for the info.

By the way, I meant Q3 and not C3. Connection joints and ceilings are included.

An "OK" price would be sufficient for me, just not overpriced. I almost expected that it wouldn’t be cheap.

Too expensive. If tiling were at a legal price, then fine. But: getting someone else nowadays is almost impossible. Therefore, if you have the time, better do it yourself. Or ask if you are allowed to inspect their work somewhere.

It wouldn’t be complete without an invoice. I said that I would like to have an invoice each time because of the warranty, then just with a reduced amount.

Nice would be if everything came from one source. The tiler is already doing the bathrooms anyway, could then do the whole house. I could supervise, they were very transparent about that.

I received an offer for a similar area for a similar amount, but gross. However, only 60x60 or 23x120 and only a part of it. 60x120 is a tricky format that most tilers charge extra for. In this respect, the price is already okay.
