The crucial point has already been asked three times:

Does your wife work?

If yes, great; if no, then you can still afford the house, but in the event of a divorce, you start from scratch again and the house is gone. ... only about 45 percent of marriages end in divorce ... ; and if you work 60-70 hours, you will have quickly drifted apart. That is not a long-term lifestyle for you!

So make sure your wife gets moving too.

Not the same old story. If you factor in divorce, then 95% of homebuilders wouldn't build a house. If both earn the same amount, it's usually not enough for one to take over the house completely and pay the other the equity invested.

If you keep your feet on the ground and only finance "major projects" (car, house), you already have very good conditions for a successful construction loan.

You might very well believe that in the case of a divorce the house usually has to be sold, but is completely right.
Almost no one here would build - all marriages could fail.

The same applies to financing: Very often there are salary differences between spouses, so that in the event of a long-term job loss of one partner, the other cannot afford the installment alone. (for me this would be the case if I lose my job - my wife could NEVER keep the house alone - but the other way around it works). Should everyone then bury their wish for their own four walls? Then probably 75% of all owner-occupied houses would never have been built.

I’m not saying that!

Here someone is asking to have their rose-colored glasses taken off.

Regarding remote diagnosis (60-hour week) and planned children, I am pointing out certain connections – nothing more.

Maybe the OP will soon take a part-time job with 40 hours and his wife will compensate the rest to the previous net income.

Large disparities occasionally lead to disaster. I wish that on no one, and a prenuptial agreement might also help – but in the rose-colored phase, a man usually sees no need for that.

I don’t want to discourage the OP – he will do it! But maybe I can create a certain awareness so that he doesn’t look back after 10 years of life and analyze his past mistakes.
