Thank you very much first of all for the initial feedback!

I was indeed not aware of the higher costs for a flat roof compared to a pitched roof.

A semi-detached house is not an option for us, firstly because only single-family houses are planned in our building area and secondly because we want a detached house without a neighboring terrace right next to ours. Currently, we live in a multi-generation house and that is exactly the reason why we want to move away...

The plots we have in sight all have only minimal slopes, so we will probably forgo a basement and instead plan a large double garage including a tool shed.

How do you assess the feasibility based on our budgets?

Budget [30,000 EUR equity] + [300,000 EUR loan] = [330,000 EUR]
1.) Plot including incidental costs approx. [93,000 EUR]
2.) Additional construction costs [25,000 EUR]
3.) Development costs [7,000 EUR]

Then [205,000 EUR] would remain for the actual house construction costs. We are aware that with this budget we will have to do a lot ourselves and tackle some things like the outdoor area step by step. We plan 1.5 to 2 full floors with approx. 150 m² living space + double garage.

Here’s the deal:

Land including ancillary costs: 93,000 EUR
Additional construction costs: 40,000 EUR

Budget for the new build: 197,000 EUR all in!

I fully understand the desire for your own four walls; public opinion – including polling institutes – also does a lot to promote this. But with 197,000 EUR you won’t get a detached single-family house as a new build. Suppose the case of higher foundation additional costs occurs – not so rare on a smaller scale; at the very least soil has to be brought in or removed. Then you can indeed call a plot your own, but you no longer have the means to build a single-family house!

DIY always sounds so easy – I’m not talking about painting/flooring work or outdoor areas here, these almost always belong in the hands of the homebuilder – you have to have the time and knowledge to do DIY work. And the materials are not free either; even with contacts at building material dealers, depending on the trade, an ugly sum ends up at the bottom line at the end of the day. Individual trades also require acceptance by a master craftsman.

You also have – perhaps due to ignorance – quite cost-intensive wishes. The double garage alone – as a prefabricated garage – already consumes 12,500 EUR including the necessary strip foundations from your available budget. You shouldn’t even think about building it out of bricks yourself; unless you get the material very cheaply and can actually build it yourself. For completeness: a single-family house of the size you mentioned would probably require about 240,000 EUR in Bavaria; in the turnkey variant: that is, without painting and flooring and plus any additional construction costs incurred.

Your dream of the house could come true if you aim for a single-family house of 110/120 sqm. But then really nothing should be hidden in the ground, nor should the contract for work contain any pitfalls.

Therefore, I think it would be more productive if you start looking for existing buildings. In the budget, it might not be the newest of the newest, but – with expert support – perhaps a new home where you can gradually carry out any necessary work. You can cover or at least save for it from the ongoing income (e.g., for a new heating system/roof covering, etc.).

I want to take some of the burden off Martina as the scapegoat and unfortunately have to say: she is right.

I don't think (especially not in Bavaria) that you will be realistically happy with the mentioned construction costs. Too much house for too little money.

I will now discuss our project with the local construction company, with whom we built our multigenerational house 6 years ago. If no feasible solution can be found here, there is always the option of going to the prefab house providers, right? What do you think?

I believe with these expectations and the budget, the response from the homeowner would have sufficed as well. The gap between wishes and budget is simply too large.

If the €300K is the maximum loan, that also means there shouldn't be much left monthly, unless there are still significant salary increases ahead. Then the landscaping will also drag on forever.

As a homeowner, I would find it annoying if, for years, I couldn't do the landscaping due to lack of money, the garden furniture is standing on the gravel, etc., and weeds are sprouting everywhere. And as a neighbor, you probably wouldn't make yourself very popular if weeds are growing everywhere.

And the prefabricated house provider is supposed to be significantly cheaper than the local home builder? I hardly believe that, unless you want to save significantly on quality and comfort. But then a solid house builder can manage that too.

I also don't believe you can get a prefabricated house of this size for 200k. At least not semi-finished.
