Our floor plan - 2 options

Hello everyone,

we are waiting for the drafts from the architect and the associated cost estimates. In the meantime - to shorten the waiting time for us - we would like to hear more opinions on our floor plans :)

We are not quite sure yet whether we should/want to utilize the 2 1/2 floors or just build 2 full floors with an attic - in the latter case, the ground floor area would be correspondingly large. We will not build a basement due to pressing groundwater and flood risk.

The sketches are not to scale, but this is roughly how it will look ;) Here are the attachments for the 2 1/2-floor version.

We look forward to all suggestions and ideas. For example, we still don't know where to place the chimney.

And here is the version of the 2 full floors with usable attic without any finishing etc.

Oh yes, just a brief note about the building plot.
There is no development plan – you have to follow the neighboring buildings. 2 full floors are required. The plot has an area of approx. 711m², so the large area on the ground floor would theoretically not be a problem... of course, you have to wait for the approval...

I like the 2.5-story design much better because it is more clearly structured and not so maze-like. But why do you need such a large hallway and, in contrast, such narrow corridors for the pantry and dressing room? Access to the bedroom through the dressing room – I would reverse that.

Variant 2 is adventurous:
Balcony in the bathroom?
2 garage entrances – one directly over/in front of the front door? Why not just drive both cars straight in?

In your 2.5-story variant: somehow the drainpipes in the bathrooms/toilets must run from top to bottom – meaning in the living room? From the attic, the drainpipes run over the gallery of the 1st floor back into the living room?! The drainpipes should then actually also converge in the utility room? Or you collect them under the floor slab?

Thank you for your answers. Ok, that all sounds logical. Then we have to reconsider the room layout. Although our current bathroom is also above the dining area?! And you don’t hear anything falling down :confused: However, here they continue further down to the basement, which we no longer have. I have no idea how the wastewater works. How is it if the bathroom is on the ground floor? Or the guest toilet? Where does it all collect/flow?

The driveway from the street comes from the south, so past the front door. The 2nd garage door is at my husband’s request because we don’t want to position a double garage so that you drive straight in, as that would cause us to lose space/garden on the west side. The property has a width of about 20 meters on the south side, but is 36 meters deep. On the east side there is a path that belongs to us and to which the two rear neighbors have a right of way if they need to trim their hedges. I am in favor of simply putting up a single garage ;) So the garage is secondary.

We deliberately kept the hallway quite large because 1. at the moment we have a tiny hallway that is not enough for five people at all... let alone for visitors... and 2. because we don’t want the stairs immediately at the front door, but maybe we will change that after all. Whether the dressing room and pantry will change in the architect’s design is quite possible, although we find the pantry with a long wall of shelves quite practical so that you don’t have to step in too much.

I also prefer the 2 1/2-story design. However, I noticed that you have a utility room of 10 sqm, a storage room of 10 sqm, and additionally a pantry. For that, the guest toilet is too small for my taste. If at all, the door can just barely open.

If you are already planning so generously, I would also make the guest toilet a bit larger.

I also find the two-story variant too convoluted. You almost need a site plan to find your way around ;)
