Optimal use of a narrow building window

Hello everyone,

as you may have already read in another thread, we have purchased a plot of land (backland development) of 650m² in size. This also includes a 1500m² forest.

The plot is quite narrow and long, which means we only have a very narrow but long building window (7.6m x 12.6m). This has already been recorded in a building preliminary notice.

Now we are dealing with the floor plan! But first, the template:

Development plan/Restrictions:
Size of the plot: approx. 650m²
Slope: no
Site coverage ratio: §34, preliminary building permission, not further known
Floor area ratio: §34, preliminary building permission, not further known
Building window, building line and boundary: see subdivision plan
Border development: see subdivision plan (a public forest path runs east of the plot)
Number of parking spaces: possibly 2 north in front of the house?
Number of storeys: 2-storey
Roof type: not further restricted; gable, hip and shed roofs in the neighborhood
Style: §34; neighboring house to the west 2-storey with shed roof
Orientation: south with slight east exposure
Maximum heights/limits: §34, city villa + 2-storey shed roof house in the neighborhood
Further requirements: 30m protection distance to the forest

Requirements of the builders
Style, roof shape, building type: 2-storey single-family house with hip roof
Basement, storeys: no, 2
Number of persons, age: 2, 30 years. (2 children planned in the short term)
Space requirements on ground floor, upper floor: total approx. 145 m²
Office: family use or home office?: home office
Guests sleeping over per year: 10?!
Open or closed architecture: rather classic closed with open kitchen living area
Conservative or modern construction: does not matter
Open kitchen, cooking island: open kitchen
Number of dining seats: 6
Fireplace: no
Music/stereo wall: not planned
Balcony, roof terrace: not planned
Garage, carport: carport for at least 1 car plus 2 motorcycles and adjacent storage room
Utility garden, greenhouse: no
Further wishes/special features/daily routine: office for home office on the ground floor, lots of light because of tall oaks to the east

House design
Who designed the plan:

-Do-it-yourself by us
What do you especially like? large walk-in closet, shower on ground floor and study on ground floor
What do you not like?: window arrangement, especially on the south side of the house (ground floor + upper floor) is still unclear to us!

What we need now are tips and suggestions for improvement on our first draft floor plans!



About the floor plan: There are windows with a sill height of 1.555m. These are windows, low windows that are relatively high up in the wall. They can be seen here, among other places:



About the subdivision plan:
-green is forest or trees
-north arrow is at the top right
-the thick black arrow marks the entrance via the public path
-the purple lines are intended to represent the carport



I have also uploaded a picture of the house from the construction company that serves as a basis (but with a hip roof instead of a gable roof)

Hello seth,

Here are my first thoughts briefly:
- Rotate the entrance in the staircase so that you don’t have to go through the damp entrance area in winter
- Make the door area of the children's rooms straight (without a 45-degree angle)
- Create additional storage space under the stairs, overall there is rather little storage space available
- In the living room, depending on the budget, I would go for a floor-to-ceiling fixed glazing/sliding door to have a view of the forest.

Would hire an architect. This rather screams that you should somehow open the house to the back. I don't think you'll be happy with a standard floor plan.

I'm curious to see how it turns out. We are currently building with the dimensions 7.30 x 12.50. Our entrance is on the narrow side and the stairs are rotated 90 degrees. Also with an office on the ground floor and an open area for cooking-eating-living. I'm currently on the go, but I can send you our floor plan on Wednesday if you're interested.

: We have already chosen a construction company that designs individually for us. However, the basis is a catalog house from them. We have already sent our floor plan to our planner/advisor, and he is now reviewing it together with his draftsman and has also been tasked with technically checking everything and providing suggestions for improvement, if there are any. However, this could take about 2 weeks, so we wanted to bring up the topic here for discussion ourselves.

: That would be great! We also once considered access from the narrow side, but the rooms next to the entrance area would become quite narrow, right? I’m looking forward to seeing your floor plan!

Hello, I don't see in your plan that this works with a width of 7.60. A simple sketch of the kitchen with your drawn "requirements" on the remaining area, after deducting the space needed for stairs, exterior walls, and hallway, I can't manage this kitchen if it is also to be comfortably walkable. I have to stretch it almost lengthwise. Then some other things would also change because of that. What is the structure of the exterior walls in your BU?
