Hello everyone,
as you may have already read in another thread, we have purchased a plot of land (backland development) of 650m² in size. This also includes a 1500m² forest.
The plot is quite narrow and long, which means we only have a very narrow but long building window (7.6m x 12.6m). This has already been recorded in a building preliminary notice.
Now we are dealing with the floor plan! But first, the template:
Development plan/Restrictions:
Size of the plot: approx. 650m²
Slope: no
Site coverage ratio: §34, preliminary building permission, not further known
Floor area ratio: §34, preliminary building permission, not further known
Building window, building line and boundary: see subdivision plan
Border development: see subdivision plan (a public forest path runs east of the plot)
Number of parking spaces: possibly 2 north in front of the house?
Number of storeys: 2-storey
Roof type: not further restricted; gable, hip and shed roofs in the neighborhood
Style: §34; neighboring house to the west 2-storey with shed roof
Orientation: south with slight east exposure
Maximum heights/limits: §34, city villa + 2-storey shed roof house in the neighborhood
Further requirements: 30m protection distance to the forest
Requirements of the builders
Style, roof shape, building type: 2-storey single-family house with hip roof
Basement, storeys: no, 2
Number of persons, age: 2, 30 years. (2 children planned in the short term)
Space requirements on ground floor, upper floor: total approx. 145 m²
Office: family use or home office?: home office
Guests sleeping over per year: 10?!
Open or closed architecture: rather classic closed with open kitchen living area
Conservative or modern construction: does not matter
Open kitchen, cooking island: open kitchen
Number of dining seats: 6
Fireplace: no
Music/stereo wall: not planned
Balcony, roof terrace: not planned
Garage, carport: carport for at least 1 car plus 2 motorcycles and adjacent storage room
Utility garden, greenhouse: no
Further wishes/special features/daily routine: office for home office on the ground floor, lots of light because of tall oaks to the east
House design
Who designed the plan:
-Do-it-yourself by us
What do you especially like? large walk-in closet, shower on ground floor and study on ground floor
What do you not like?: window arrangement, especially on the south side of the house (ground floor + upper floor) is still unclear to us!
What we need now are tips and suggestions for improvement on our first draft floor plans!

-north arrow is at the top right
-the thick black arrow marks the entrance via the public path
-the purple lines are intended to represent the carport

I have also uploaded a picture of the house from the construction company that serves as a basis (but with a hip roof instead of a gable roof)
