Hello dear forum,

I have been reading along in the forum for a while. We would be interested in your opinions on our planning.

Size of the plot: 750 m2
Slope: No
Floor area ratio: 0.25
Floor space index
Number of parking spaces: 2
Number of floors: 1.5 full floors
Roof shape: gable roof
Style: Swedish house with solid masonry rear wall
Orientation: garden facing west


Requirements of the builders
Style, roof shape, building type
Basement, floors: no basement
Number of people, age: 2 adults, 1 child (9 months), another planned
Space requirements on ground floor, upper floor
Office: family use and/or home office
Overnight guests per year: parents-in-law and brother-in-law live somewhat farther away.
Conservative construction method
Open kitchen, kitchen island
Number of dining places: 6
Fireplace
Garage, carport

What do you particularly like? Why?
What do you not like? Why?

Nice design. Works, the ground floor. Fine. I would still properly plan a wardrobe for 4-5 people on the ground floor. The kitchen is too wide for effective work, so I would cut off some space for better furnishing in the hallway. Bathroom, there's a problem with the shower. The bathtub fits better entirely under the slope (by the window) and the shower next to the door. The bedroom doesn't work: absolutely draw in wardrobes and bed as well as the 2-meter lines. Also, shifting the door, which should be done to place a wardrobe behind it, does not change the corner with only a height of 2 meters. I would swap the office and the bedroom! Pricing doesn't work at all. Big house, big price! Complex construction plus kitchen plus fireplace come on top. Outdoor facilities like carport with AB also add to the cost.

The house with kitchen easily costs €470,000 - with €300,000 you definitely won't get anywhere. But that doesn't include additional construction costs / outdoor facilities / garage.

But the fireplace is there. Opposite the bedroom door in the hallway. I'm just not sure if it is exactly above the ground floor fireplace.

Stylish house - I would also gladly build it for € 285K. But it won’t work. Already asking grandma for money...

183 sqm x € 2,500 (doesn't look like standard) = € 460K + € 50K additional construction costs + kitchen = well over € 500K

Thank you for the feedback. I have to take a look at the kitchen. Otherwise, the space between the wall and the kitchen island might be too narrow. The island will probably be a bit bigger. The tip about the wardrobe is a good one. Otherwise, we could also place part of it under the stairs or in the [Gästezimmer]. I am also not completely happy with the bathroom upstairs. So big and yet so difficult to layout. We are only planning a bathtub with a shower screen upstairs. It is rather rare to shower and bathe at the same time. The bedroom should actually have no sloping ceilings. Or rather, not such a low knee wall like the other rooms on the upper floor. But the door could still be moved a bit. Possibly the room in the north could also be used as a dressing room. Outdoor facilities, carport, etc. are not included in the price estimate.
