Opinions on the floor plan - What would you improve?

Hello community, here is my second topic. I have already planned a floor plan, it is practical, but it still needs a fine-tuning in terms of aesthetics. Now my questions to you.

Where can improvements be made?

Attached are 2 versions of the upper floor (bathrooms swapped). I am not quite sure where to put the bathroom. Perhaps you have some ideas and suggestions for improvement.

Is this the dream house or have you already looked into the prices?
That's well over 200m² of living space.
As a layperson, I would casually estimate total costs of around half a million.
That has to be paid.

For a layperson, fitting everything into a large floor plan is by far easier than fitting everything sensibly into a small one.
However, a large floor plan certainly requires more knowledge of statics.
Especially in the area of statics, I suspect several problems in your floor plan.
If you really have the money, then have an architect design it.

If not, first clarify how many m² you can or want to afford.

Hello and thank you very much.
Of course the floor plan will be reviewed by an architect again. It is just about having something on paper already.
I don’t know how you come to half a million. Even if I set 1600€ per m², I come to 320k.
The house will be built solid with quite a bit of work done by ourselves + the land is already owned.

Question, why do you think there will be problems with the statics? Exterior wall 36.5 cm brick, load-bearing interior walls 24.5 cm

I'll put it this way, a floor plan drawn by an amateur makes the architect's work immensely more difficult.

Make a list of things that are important to you, and let the architect draw it... that's their job. And if they're good, the floor plan will be miles better in the end.
Such a floor plan has to be developed together. Blocking it out beforehand only blinds you to good ideas.
1600 €/sqm is an ambitious goal :D But doable if you make a lot of compromises. And of course, depending on the region.

I spoke of total costs. On the one hand, I assumed that if you build so large, there would also be somewhat higher-end fixtures. That means I wouldn’t calculate with only 1600€. (Sauna, fireplace). On the other hand, your total does not yet include incidental construction costs, garage, outdoor facilities, etc. Is it even certain that you comply with the floor area ratio and that a two-story building is allowed on your property? Regarding the structural engineering: As I said, I am a layperson and can only guess. I’ve heard that ceiling spans can reach around 7 meters. If you have more, you need load-bearing walls. Your living room is very large, so I suspect that the ceilings are supported on the left and right and a load-bearing wall is needed in the middle. This load-bearing wall between living room/office, living room/hallway, and kitchen/utility room is not continuous, however. Also, it makes sense to integrate the lower bay window in such a way that no corner is created towards the office/living room wall. It is better solved in the one floor plan on the upper floor with the continuous wall between children’s room 1 and bedroom. However, that would not be above the load-bearing wall in the lower floor. I don’t know why you need so much space, but with the furnishings, I find the bedroom and living room somewhat oversized. Under certain circumstances, that can even appear lost. Do you have a household help? 210 m² also needs to be kept clean. If I could afford it, I would certainly build a few square meters larger, but 210 m² would for sure be too big for me. If the size remains as is, maybe two more considerations: - How about aging suitability? Design the floor plan so that a separate apartment can be created upstairs later. - Provided there really are or will be two children, I find a guest room missing in your floor plan.

"I once heard" does not help the OP. Either you know something and are familiar with the specific topic, or you say nothing about it. :rolleyes:

In my house, I have spanned 9.24 m with ceiling parts. WITHOUT support walls, columns, or anything else.
and as you can see in the ground floor AND the basement below!
