Hello, after a longer break I am starting again with the planning of a single-family house. The plan is attached as a PDF, here are some additional infos: Plot about 800m² flat, only at the very front there is a step (about 1m high) the first 20m may be built on 3m distance, garage may protrude Ground floor, upper floor and basement Gable roof, simple shape, definitely no flat roof Heating technology: probably gas heating, a fireplace stove in the living room should also be planned What I especially like: the ground floor was designed so that it is also good to live on the ground floor. I also like the compactness So - and now I would very much like your opinion on this. I can also gladly provide more information... Thanks and best regards Thomas

Good morning

I find the garage door at the front entrance of the house unnecessary.
I don't think the area [WC, Bad u. Schleuse] is very well designed.
Specifically the access to the [WC].

Are the circles maneuvering spaces for a wheelchair?

I doubt that, because the toilets cannot be accessed with a wheelchair.


Hello Thomas, please provide information about where the property is accessed from, i.e. where it can be entered. Also, I did not see in your initial property plan that you answered the question about the orientation of the property.
Please at least do this here.

Regarding the design (what is visible): For me, the living spaces (kitchen, dining and living room) are insufficient. The house is huge, but in my opinion there are too many doors and unnecessary rooms (see split bathrooms).

You should not withhold the reasons from us.

Hello,

Thank you for your comment. Attached is a site plan of the property, it is the property 5479/52 in the middle of the image. The garage will be positioned so that it is in the upper right corner of the property. In the image above, north is at the top.

Our consideration regarding the airlock: we thought this would avoid unpleasant odors from the garage. I have also considered leaving this area open towards the entrance and staircase.

I already like the separate toilet and bathroom. We also want a separate kitchen.

In the BEF it was criticized that the dining area with 3.60m is too small. You have now only drawn in 3.30m.

3.83m in the living area is borderline, I think. That doesn’t mean it’s not possible, but as I said, borderline.

The staircase has 18 steps, so 19 risers – what floor height is planned?

The hallway is 1.40m and in the entrance area 1.80m? So the cabinets there are drawn in at less than 40cm? Of course, there are such cabinets, but is that intended here? If you want to hang clothes hangers, it goes more in the direction of 50cm or 60cm.

Am I right in seeing that the washing machine/dryer is planned in the storage room? Noise towards the bedroom? Moisture?

Between the foot end of the bed and the opposite wall are almost 2.5m with over 4m in width. That’s just 10 sqm of circulation space in the bedroom.

Regarding the doors, I’m not quite sure now, but aren’t 80cm a standard size below the usual standard size for normal doors?
