Offer single-family house, 2 full floors, basement + 1 floor, what do you think?

Hello everyone,
we are currently in the middle of the planning phase and are in talks with three construction companies. Our house will be on a slope, with a 3.5 m gradient over 34 m. Width of the plot is 26 m. Total area is 881 sqm.
We have now completed the floor plans for both floors. In the "basement," that is the lower ground floor, we will have a bedroom, main bathroom, guest room, and utility room. Through the utility room, you can access our hobby room and a basement garage (or carport).

What still bothers us currently – the living room should be at least 3.70 m wide; 3.51 m is too narrow for us. What could be changed?
We have a planning block... :-( Do you have any other tips for us? Attached I am sending the floor plans.
We will probably do a kitchen island.

Turnkey including all painting work and flooring installation, including double carport and storage room with basement garage, we have been quoted a price of €412k.
An excerpt from the offer:
It is solid construction, with Wolf Comfort ventilation system CWL, with underfloor heating (air-water heat pump); underfloor heating on lower and upper floors (calculated according to the energy certificate) with separate control (room thermostats) in every room, heating in the utility room / house connection room without separate control; no heating in the hobby room!

Tiles at €25/m², bay window with balcony above, continuous roof overhang at least 60 cm, roofing with Koramic clay tiles, triple-glazed windows with burglary protection (partly floor-to-ceiling), sliding door to the balcony, 2 outdoor water taps.

Aluminium front door, white or colored on both sides according to color chart, push handle and lever set, security profile cylinder lock, steel bolt locking with 3 hinges, multiple burglary resistant.

Non-load-bearing interior walls on the residential floors made of gypsum plasterboard stud walls approx. 15 cm, including sound insulation double-layered, OSB reinforcement in utility room / kitchen, WC and bathrooms. Electric shutters on all elements (switch and connection at the window), heavy current connection (for possible installation of exterior plaster after moving in), 1 connection for telephone and television or CAT 6 cable (in 6 rooms).
Interior and exterior window sills made of granite. Interior stairs: cantilevered solid wood staircase with railing.
No terrace, no landscaping, we will pave the terrace and carport driveway ourselves.

Do you think that is okay? We are happy to receive tips.

And what you show here comes from one of the providers and is the benchmark for the other two? The guest room and bathroom are two rooms whose layout does not yet convince me, but overall it looks quite nice. The slope is designed very close to the windowsill at one point ;-)

What about the excavated soil? So digging out, storing it on the side, and disposing of it? Your property doesn't jut out at a 90-degree angle from the access road and then remain flat up to the boundary, does it?

I guarantee you'll be shocked at how much it costs to dispose of excavated soil. If you have even close to as much excavated soil as I do—and you will—then it will cost you 20-30k€ at best soil quality. If you have contaminated soil (organic material, gravel, too large grain size, etc.), then you can expect to pay 3 to 4 times that.

Calculate how much excavation you'll have!

Today I got an offer for 900cbm of loose excavated soil for 23k€. Excavated it's only 750cbm, but that doesn't count :-p

Hey, thank you for your response, this fixed price of €412,000 relates to the house with earthworks and the carport. However, the following applies within the scope of the earthworks: During construction, the following is not included: necessary measures due to other geotechnical conditions (soil bearing capacity at least 250 kN/m²) and hydrogeological conditions (no hillside, layer, or groundwater up to 30 cm below the floor slab). What exactly this means, we still need to inquire about.

So that you understand. Your position "earthworks" is not about removing surplus soil. To be even clearer. Transport and landfill, without having read your offer, are not included.

What do you think why on ebay classifieds within a 25km radius of your or my location there are 20-30 begging builders who have half as much or even less excavated soil to get rid of than you will have!

The "earthworks": excavation and lateral storage cost me a paltry 2k€.
