The planning with the equipment looks more like 500k€ plus x€, since the bathrooms will also cost you far more than the offer suggests. If the general contractor plans with 25€ per sqm tile, then I can already imagine how the sanitary equipment looks in the offer. You won't want that.

We already have the brochures, we get tiles for the hallway and bathrooms for 25 €/m² which we like. The 30 € he estimates for, for example, the living area, we won't reach because we want hardwood floors, but the 2000 - 3000 € that costs extra is okay. The devices, like the ventilation system, are from a good manufacturer. The sanitary facilities are also of good standard. That works for us, maybe a few things will get an upgrade, but otherwise okay.

He has listed all these costs separately for us; they are not included in the offer, such as water connection, house connection, rain- and wastewater inspection shaft, RWE including earthworks, Telekom, construction power, cadastral survey, ...

The living room is now wider, 3.76 m. Currently, in our apartment, we have 4 m. We placed the couch as it would be with 3.76 m. That is really fine :-)
In length, we still have plenty of space, because the dining table is positioned more towards the kitchen.
You can still comfortably put something like a reading chair or something there.
