Written statement from the construction company: Excavated soil will be leveled at the rear, the garden will be prepared with excavated soil. Excess material will be disposed of by us.

You don’t have to justify yourself here. It’s your business how big the living room should be.

But I swear to you on my life.... As soon as the summer season starts and from that point on you want to have breakfast, lunch, and dinner on the terrace, you will get sick of going back and forth. I’ve seen it with our neighbors. You just can’t sugarcoat it anymore.

But as I said, that’s your business.

We still have a balcony where we can also sit.
We have now lived for 9 years in an attic apartment where we always had to go down 2 flights of stairs, which is not a problem.

I strongly doubt that, we have similar dimensions in the apartment, especially regarding the distance from the couch to the TV.... so I find it anything but cozy. It's also about these 3.5m. You can already see on the floor plan how cramped everything is

We have now expanded the floor plan and the living room now measures 3.76 m in width. A good friend has a living room of 3.69 m, and we like that very much. So that fits.

He also gave us a fixed price for all these earthworks, without the soil survey being available. Everything, everything is included! Including disposal

Basement + cellar under garage: 80k€
Additional building costs (+ extra earthworks): 70k€
Double garage: 30k€
=484,000 €

your offer 412,000€ => go for it :D xD

(I just don’t think it’s that “cheap,” because the numbers above are already rather on the lower end)

And the question was 90% about the offer, not “what do the earthworks cost me”?

Hi, so with the 412k€ everything is included – double carport with storage room, this carport partially cellar (3 x 7 m), turnkey house, earthworks including garden preparation and disposal of excess soil
