I don’t understand the statements about "making more effort"; just looking at the category "floor plan planning," how many want a draft or an editing of the draft... I rarely read anything like "leave it to the architect," on the contrary, some become really active.

This is not the first time I've read "too cheap" from you, whether it's shell construction, garden, terrace roofing ... Either you simply have a completely different price level or you have a big heart for craftsmen. Because these statements, in my experience, are consistently wrong. Just recently completed a flat-roof building, 2 floors, 195 sqm living space for €75,000 shell construction. Completely in sand-lime brick. In NRW. Additionally, €25K for the facade (ETICS) and €10-15K for the roof. A neighbor spent €150K shell construction for 250 sqm living space, integrated garage, full basement (130 sqm), monolithic, perlite-filled Poroton, KFW 55. Just for comparison. But that's basically top-level and hardly comparable with the usual 140-150 sqm single-family house typically involved here.




Unfortunately, the only thing to say is, your own fault. Apparently, you are trying to manage the awarding of trades yourself, and this is what happens. A professional would have created a bill of quantities based on the house planning. Same positions, same quantities. On this basis, offers are requested and placed side by side. That is now your task. The alternative would be to buy "a piece of shell construction," then the risk of wrong quantities lies with the contractor. But disputes then also belong to that. So rather turnkey from the start.



Is there a reason for that? Is the acquaintance a structural engineer? Has he considered the effects on the building/room heights, costs, and statics with his "good" advice? Probably not. Then he can do it like Dieter Nuhr ... and you should get qualified expertise, otherwise this will become quite funny for you.

or rather, he said that he always uses a 27er for his buildings ....haven't asked for the reason yet ...will come....
