Notification of the date of a building survey

Hello dear ones,

today my husband and I each received a letter from the Surveying and Cadastre Office for an appointment for building surveying, which we are asked to confirm.

Our house was built in 1980 and was purchased by us in 2004. Since we have been owners, our house has not been surveyed. We actually thought that all of this was already done with the construction of the house?

Now the excitement is naturally high:
- what is the reason for this (re)surveying? I could not find anything under the provided link. The attached information sheet assumes new buildings and describes the legal basis here.
- could it possibly be related to the newly calculated property tax?
- will costs arise for us?
- around 2005 or 2006 we erected a (at that time) permit-free metal garage. Could we face difficulties retroactively?

Has anyone had similar experiences?

Perhaps no one has ever noticed before, I mean authorities also make mistakes and it has never been measured. If it had been, it would be registered with the [Katasteramt], but since the [Katasteramt] is now also writing, this could very well be the case. You probably can't avoid it, costs about 1000 euros.

Really? After more than 40 years and then roughly 1,000€? :mad: Does anyone else have experience with the land registry office after so many years? When I go through the geoportal, our house is shown.

If I have it right in my head, it may only be charged for 5 or 10 years, then it would no longer be your problem. At least in Bavaria. But I could be mistaken. If it’s about the garage, it should cost significantly less. It is tiered according to – just vague memories on my part – construction costs, I believe.

That is indeed the case in Bavaria. It can only be charged for the first 5 years.
