That's how it is.

I actually found it quite clever there, but I do question having a shower in the guest bathroom itself. What seems bad to me, however, is: in the utility room it looks like the washing machine/dryer are in the corner, and in front of that a bottleneck next to some heating-related stuff (storage tank?) (?)

The bathroom in the attic still has a lot of room for improvement. About a 3-meter pilgrimage from the toilet to the sink, for example.

I find the entrance very a matter of taste, especially those thick cheeks made of basically just wall shells winding around themselves. In my opinion, the captain's gable only really comes into its own when the roof surfaces on both sides next to it are somewhat wider, that is: it would need about 2 meters more in house width.

Then I have to apologize for the ambiguous wording. In short, it is legally stipulated in terms of building regulations that no bungalow or town villa may be built in our planning area. However, the 1 1/2-storey house we have planned is acceptable.



The shower was initially on the exterior wall, but then it didn’t work because of the minimum distances to the toilet. You don’t want to fall out of the shower onto it.



We definitely want the shower on the ground floor itself. As for the rest, you have the rest. You practically walk past the storage tank to get to the washing machine. But one should actually be able to get past comfortably, according to previous considerations.



I agree with you about the somewhat unusual design. However, we hope that it will then be visually appealing. We have also seen something similar like this in our residential area. Personally, I actually find the roof surfaces next to the gable quite wide already. Increasing the size of the house is actually a topic for us.

Can maybe someone say something about the escape window for the chimney sweep (see my first post)?

Hi Freedark.

I don't understand that. According to the attached PDF file, in one part at most two stories may be built and in the other part two stories are even mandatory. So a town villa should be possible everywhere. However, if you build in the section where two stories are mandatory, you certainly are not allowed to build 1 1/2 stories. Where exactly is your property located on the plan?

Would it be a possibility to place the toilet on the wall next to the sink? Of course with enough distance from the sink. Then the shower could be placed back on the outer wall? The way the shower is positioned now, the utility room doesn't work.

If I look at the floor plan, you have at best barely 50 cm to squeeze past the storage room. That is certainly not the most comfortable way to carry a heavy laundry basket. Wheelchair-accessible access is not possible at all anymore. One option would be, as mentioned above, to relocate the toilet.

We have 45 cm thick "columns" in front of the entrance area and find that it greatly enhances the house. It's a matter of taste and everyone should decide that for themselves.

Thank you for your good hints. I will take a closer look at them in detail. Our property is located in the residential area "WA 2". Here is an excerpt from the development plan, which hopefully clarifies something:

Well, I'm not very familiar with the terms, but a full storey is not a half storey like you planned. Or am I completely wrong?

Half stories don’t really exist. Where a full story is allowed, you can also put "half of one" on top. However, a full story becomes a full story through a calculation based on the ground floor, not because it says townhouse ;)
