Notary fees. Who should bear them?

A little loss is always to be expected. But being able to close the deal is, in my opinion, more than legitimate. A seller who cannot provide a date for the transfer of ownership is not a seller. At least not at this time. The rental model can still be a compromise, although that also involves effort and must have a defined, agreed end. Just wait and see what the agent can manage. He also has an interest in it. The seller cannot keep delaying forever. If he cannot be moved, put the pressure on (i.e., make it clear that costs will arise if it continues like this) and if that doesn’t work, take consequences as well.

Exactly, that is also my opinion. We have set a budget and I refuse to accept making any loss deal if the seller has not clarified anything beforehand. Wait and see...

How easy do you think it is to sell the house quickly to another buyer? If it shouldn’t be a problem to find another buyer, you are rather at a disadvantage. If it is not so easy to sell, you are rather at an advantage. Where is the house?

The house is already good for selling. Only the seller would already make a loss with the notary draft and he would have problems with his interim financing. We would give him the amount already in April, which is a huge advantage for him.

Personally, I find the proposal from very practical:

Fix the handover date as 01.09.2017 as well as the rent payments in case of delay (graded).
With 01.09., you show your willingness to accommodate for the last time, but at the same time secure the purchase of the house. With the rent payments, you in turn secure yourself against a financial loss.

I also find the proposal very good. Only the seller's willingness to compromise is very low. Therefore, I hope that the agent can mediate there.
