Notary fees. Who should bear them?

I can understand his uncertainty. Nevertheless, at some point, a decision has to be made! The influence of the agent marketing the property, who is supposed to sell "quickly," is also needed here. The seller seems to want to secure all advantages for himself without considering that an agreement often involves a compromise or uncertainty :)

Yes, of course I also understand that he wants to protect himself, but as you already write, he only thinks about his own advantages. That really annoys me too. In the end, I am the fool who has to pay for the draft notarization, even though the seller promised everything. That’s not fair. You haven’t done anything wrong and have invested quite a bit of time, and then you’re the stupid one?

I don’t see that you have to pay for the appointment now. You want to attend it, commissioned by the agent, cancelled by the seller? Is the seller even aware that he is losing his buyer? I would take the diplomatic route through the agent – for him the funds are also far away.

We had a similar problem and solved it by fixing a handover date in the notarized contract, and in case it takes longer, we agreed on a local customary rent for the first 3 or 4 months, and if it had taken even longer, double the rent, so that the seller would have some pressure to speed things up.

Yes, I will contact the broker today. He will also be glad that the deal after more than 2 months of back and forth might fall through ....
