The seller seems to want to secure all advantages for himself without considering that an agreement often involves a compromise or uncertainty :)

I don’t see that you have to pay for the appointment now. You want to attend it, commissioned by the agent, cancelled by the seller? Is the seller even aware that he is losing his buyer? I would take the diplomatic route through the agent – for him the funds are also far away.

We had a similar problem and solved it by fixing a handover date in the notarized contract, and in case it takes longer, we agreed on a local customary rent for the first 3 or 4 months, and if it had taken even longer, double the rent, so that the seller would have some pressure to speed things up.
