No BAFA funding in 2025 - how are you dealing with it?

Hi friends,

as I see it, we can forget about the individual subsidies from BAFA for now, or what do you think? From January 1st, the provisional budget will not include any subsidies. After the election in February, we certainly won't have a new budget before the middle of the year, and it is quite unlikely that subsidies will be maintained or continue under a CDU government. So anyone who hasn't received approval yet or hasn't even applied has no chance anymore?! Or does anyone know more about this? The situation is hitting us quite hard right now. We have almost purchased a house and were relying heavily on the subsidies. Are there others with this BAFA subsidy problem and how are you dealing with it?

Fortunately, we have just received approval for the windows / doors. For the work next year, we will take advantage of the tax bonus, which to my knowledge runs independently of the household. For the work in the year after next, we will then either take a new BAFA EM program or again the tax bonus.

Anyone who hasn’t even submitted their applications is obviously taking the highest risk. Before snap elections and with provisional budgets, the situation is especially unpredictable. At least the course of a new federal government can hardly surpass the turmoil of the current one. When there will even be a government after the election is hardly more than hoped for at this point: the current coalition combination is (even with changed weights) the least likely. A "bad party" is categorically excluded by the "established parties," but will probably benefit the most or second most from the migration of disappointed and/or puzzled voters. The more voters would shift to the CDU — possibly even enough for it to become a senior partner in a coalition — the less worried I would be (after all, it is the party among those currently not in government whose probable personnel is best known, and it has previously provided Ministers of Construction). But the other parties are also roughly assessable; there is no shortage of statements about their target groups and worldviews. It remains "exciting" (or in other words: "poorly predictable"). Consequently for "conservative investors" (of which one must count builders dependent on subsidies in their financing mix), this means: wait and see. As a freelance construction consultant (though only for planning, not finances), I do not expect a downturn in the overall construction industry, but rather foresee a clientele in 2025 shifting toward higher average incomes, as well as an increasing proportion of semi-detached house builders acting privately (since on the one hand fewer single-family homes are being built while on the other hand the market climate remains poor for developers), and otherwise a decline in entitlement mentality regarding living space (2 adults and 2 children "at least" 160 sqm, with 10 percent more per child).

Addendum: Of course, we have planned the financing completely independently of the [Forderung]. In other words, the funding comes to us as a sweetener in the account / is used for non-essential measures. I consider financing that is necessarily dependent on the funding to be massively unwise.

Since we are shortly before applying for KFW300: the funds do not stop immediately in 2025, but rather when the pot is empty?

I just talked today with the company that is going to replace our oil heating system with a heat pump and clarified that they will prepare all the documents this week so that we can apply for the subsidy before the end of the year.
