Nice plot of land, but is the development plan too restrictive?

Hello,

I have the opportunity to make an offer on a plot of land that is actually quite nice – fairly large (870 sqm), quite flat, 20 minutes outside the city. However, there are unfortunately some restrictions in the development plan from the 1970s, and I’m not sure how much they would limit us. Probably also a reason why the plot is still available and being sold relatively cheaply.

It concerns plot 867 from the plan. The street lies to the south, a field path to the north, and beyond that farmland.

I have (hopefully) gathered all the relevant information from the development plan here. Overall, it’s rather short.

    [*]Gable end facing the street
    [*]Floor plans must form an elongated rectangle
    [*]Building length measured at the eaves may be a maximum of 16m
    [*]Base height (ground floor floor level) max. 1m above the sidewalk
    [*]Roof pitch must be 25°
    [*]Knee wall height must uniformly be 60cm
    [*]Dormers not permitted
    [*]One outbuilding permitted, only one story, only flat roof, max. 2.5m to the top edge of the gutter
    [*]Fences 0.8m
    [*]The entire area between the building line and the street must be designed as a front garden


Unfortunately, only one full floor is allowed here. And a knee wall of 60cm with a 25° roof pitch sounds extremely difficult to me. Is that really so, or am I imagining it’s too restrictive? A garage is apparently also planned for behind.

What do you think? Feasible?

How you can build is then told to you by the neighboring houses. If they have been granted deviations from the development plan, it should also work for you.

How wide is the plot or the building window? In any case, you can build a nice bungalow. Depending on the house width, you might be able to fit 2 children's rooms in the attic as well. It is possible that the regulations are not enforced as strictly anymore when looking at the neighboring house. However, I would not rely on that. The crucial question is: What do you need and what do you want?

No, that is indeed very restrictive, especially if you want to build in a family-friendly way. But it is possible. You can submit a building inquiry. Just ask your future neighbor how they did it.

You can see here how pointless German building regulations basically are. Everything is predetermined and the development plan is already 50 years old or even older.

A garage with a height of 2.50 makes no sense at all anymore. Why is it not allowed to put a gable roof on the garage? Or dormer windows on the house.

It is all very frustrating here. Even the front yard is predetermined. Madness. From this point of view, even an angled bungalow would be excluded. But what can you do.
