Does the floor plan suit you or can it be made to fit relatively easily? What does everything mean? If you leave the basement as it is (no living space), and you want to do everything from the external thermal insulation composite system (ETICS) through heating + underfloor heating, decentralized ventilation system, windows, electrical, sanitary, insulation of basement ceiling, insulation of roof + new covering, new interior doors up to the floor coverings, but no major structural alterations are necessary, then your budget is enough for a fancy Porsche and a really great house. However, you have to get deeply involved with the work. Get an energy consultant involved (50% funded by the KfW) and renovate directly to KfW 55 – there are then 40% grants or a nice loan with a repayment subsidy.

So the floor plan fits perfectly for us; we would not change anything about the floor plan but adopt it 1 to 1 because the property was built very generously for its time. Very large entrance hall over 2 floors, open kitchen, very large window fronts along the entire side of the living room and the entrance hall, etc. The garden is also very well maintained. Therefore, no structural adjustments or similar need to be made.

But otherwise, we would like to redo everything completely. It should be new-build standard inside if possible. If a conversion to new-build standard is even possible for a house from 1978 - 1980?

Unfortunately, I do not have floor plans or photos available at the moment as the inheritance happened more or less overnight, and I first wanted to request a rough feasibility study here.

Here I found something comparable to how we would imagine the renovation. Both are still quite young, 27 and 28 years old, and have not yet dealt with house construction or renovation in detail or at all. With sufficient financial means, a lot seems possible nowadays. In the aforementioned example, I would never guess that this house was built in the 60s. After the renovation, it looks like a new build to me as a layperson. But a renovation like the one above is certainly not cheap.

A conversion to new build standards is possible. We are currently doing this with a 60s house. However, there are a few important things: Are the rooms high enough for underfloor heating? There are retrofit systems that only require a few centimeters. Where can pipes for a [controlled residential ventilation] be laid? What all needs to be new: windows, front door, basement ceiling insulation, facade insulation, roof insulation, electrical systems...

I have just started renovating a two-family house from the late 60s. Yes, new build standard is possible - for me with KfW 55 (nothing better is subsidized).
