.. in addition, the OP probably hasn't dealt extensively with the topic of construction or renovation/refurbishment. "Shiny & new" is always welcome, but not always gladly paid for. I can't imagine that after 40 years you have a completely dilapidated house.

If the location and floor plan fit, that's a great starting point. And things like €50,000 for outdoor facilities, which came up in a post here, can safely be set aside.

Yep, property for €700k, who needs a terrace, driveway, garage, lawn, a bit of fence and greenery. It will turn green by itself after 2 years.

For a 40-year-old property, a lack of greenery is probably not the problem, but rather the opposite. Why should one pursue the approach of a new building there - "Forumsstandard", which is certainly well above average values in Germany..
