New single-family house in Ba-Wü - Hurray, finally we can get started!

Hello everyone,

after our dream of owning a home initially fell through three years ago due to contaminated building ground, we now have new hope in the meantime.

At the beginning of November, we have the notary appointment for the purchase of our fully serviced and level plot of approximately 700 sqm.

- Contract with the builder has already been signed
- the financing is secured
- first drafts of the floor plan are available

What concerns us at the moment is the offer from the architect to take over the construction supervision and the tenders for earthworks, etc. The costs for this are quite substantial and we are wondering if it is worth it. What are your experiences with this?

We look forward to lively exchange during our construction phase.

So far, the exchange hasn't been very lively. Apparently, you don't have a constructionträger, if there is a contracting architect. Just how often the difference to the general contractor is explained here makes me suspect that you have completely set the forum aside in the meantime.

very sensible contribution. Thank you It is indeed the case that we haven’t dealt with it in the last few months. Recently, there were topics that had a higher priority. It was a severe setback and having to face only cancellations for two years is no fun either.

Therefore my correction, we already have a GU.

And how did you find the GU now and get informed about various details and concepts, when you have been absent here in the meantime?

GU is still the same as in 2017. He was not responsible for the mess with the property. We happened to get the property privately without the involvement of a GU. Our GU, as already mentioned, introduced us to the (in-house) "independent" architect and created a design that fits the development plan. We are now considering whether the architect’s offer regarding construction supervision, tendering, etc., makes sense or not. Our GU remains impartial in this regard. What advantages and disadvantages could this have for us, and what are the usual costs for this?
