You are well advised to consider this carefully, I will add my advice then. Apparently, you have so far only missed my Barthel tips – just this late summer I pointed out several times that 1. tendering and general contractor as well as 2. general contractor and architect’s construction supervision go very well together and are even advisable, and 3. detailed plans and 4. the architect’s construction supervision fully pay off. (Additional) costs therefore practically none on balance, costs in terms of declared fees naturally yes, see HOAI or offer.

It is nonsensical! I assume that the excavation for the foundation slab with 30cm below and 100cm beside the foundation slab will appear in the scope of work description and the general contractor will pay. Then there is no need for a new tender because the earthworks contractor hired by the general contractor simply continues working at your expense. In my opinion, a new tender is quite silly, even if it should save 500€. Construction supervision is also included with the general contractor. Clearly, the general contractor shrugs. It’s different if the architect acts as an expert witness. You need one anyway. Whether it is good that it is also the architect, no idea.
